Feeling your payment is too high? Consider this strategy: If the appraisal comes in higher than expected, ask the seller to adjust the purchase price up to meet it and give you credits back. New show alert 🎙️ Basis Points

A pod for real estate agents. We break down the rate and market stuff you actually need before your client calls. Quick, no fluff, no jargon overload.

This clip: hawkish vs dovish. You’ve heard the Fed described both ways and probably just nodded along. Here’s the easy way to remember it. Hawks attack, so hawkish means attacking inflation and raising rates. Doves just chill, so dovish means more relaxed, wait and see.

Next time a client brings up rates, you’ll actually have the answer ready.

Most people don’t know this about VA loans and pest reports.

There’s a form called the NPMA 33 and it’s actually a workaround to the standard pest report requirement. Instead of a full inspection, it documents the condition of the property in a way that can satisfy VA guidelines without the deal getting hung up on findings.

A lot of buyers lose out on homes because their agent or lender doesn’t know this exists. The VA loan process has more flexibility than people think.

If you’re a veteran and you’ve been told pest reports are a problem, talk to your lender. There may be a path forward you haven’t been shown yet.

DM me VETERAN and let’s figure out your options.

A pre qual is the not the same as a pre approval.

Numbers do not mean the same thing when you don’t have the docs backing them up.
A pre approval is incredibly important when making offers, it lets the sellers know you’re serious and there is some depth to your file. The lender has reviewed documents, clarified income and pulled credit.

If you don’t Know what you’re getting into and why it matters, that’s what we’re here for.

VA loans have a lot more flexibility than most buyers and agents realize, especially when it comes to debt-to-income ratio.

@jake_fromhomeloans recently closed one with a 68% DTI on a manual underwrite. The spouse’s income couldn’t be used on the application because their credit didn’t qualify to be added, so the loan went through with just the veteran. Even without counting that income directly, we used it as a compensating factor against the high DTI through something called residual income.

VA loans look at whether the household has enough left over each month, not just a DTI number on paper. That flexibility is why deals like this can still close when other loan types would fall apart.

If you’ve got a client, or you’re a veteran buyer who’s been told a high DTI rules you out, it’s worth a second look. DM READY and we’ll go over your numbers.
