DISTRESSED PROPERTY FILES 🏚️💀

A staircase in the dining room was unusual enough. But what we found underneath it was the real problem.

Walking through the basement, we found extensive water damage and what appeared to be severe black mold. At that point, it wasn’t clear where all of the moisture was coming from.

Then we kept walking.

The basement eventually opened up on the other side into a sunroom. A tree immediately outside had damaged the sunroom, allowing water to intrude. Inside, the resulting damage was extensive, with severe visible mold growth throughout the affected area.

This is the kind of property we’re talking about when we say a home may have condition issues that make traditional financing difficult.

There were three beneficiaries to this property, but one was still living in the home and the sale couldn’t move forward.

Then he became seriously ill and was hospitalized.

But there was another complication.

A caregiver remained at the property, and getting access to evaluate the home became difficult.

Eventually, everyone was able to work together and we were finally able to move forward.

That’s when the condition of the property became the next challenge.

Significant deferred maintenance, foundation concerns, moisture issues and evidence of pest activity meant this wasn’t going to be a typical real estate transaction.

The property needed a buyer capable of taking it on in its current condition.

When I say a home needs to sell to a cash investor… this is what I mean.

This is a probate sale involving three beneficiaries, one of whom lives out of state. For years, another beneficiary fought the sale while continuing to live in the home with a caregiver. After he was hospitalized following a serious heart-related medical emergency, the caregiver remained in the home, making it difficult to access and fully evaluate the property’s condition.

An appraisal had already been completed, but because the appraiser wasn’t able to fully inspect the home, the valuation didn’t reflect what we found once we finally got inside.

The house has significant foundation issues, years of deferred maintenance, rotted exterior fascia, and what appears to be an unpermitted basement conversion with extremely low ceilings. We hadn’t even gotten to the plumbing.

This is one of those rare properties where the value isn’t really in the structure anymore—it’s in the land.

Now comes the hard part.

The listing agent specializes in probate sales, and his job isn’t just to find a buyer. His job is to help the probate attorney, the beneficiaries, and ultimately the court understand what this property is actually worth in today’s market.

If expectations aren’t reset to match the home’s true condition, the property could sit on the market while everyone waits for a price the market simply won’t support.

That’s why experience matters. In probate, selling the house is only part of the job. Sometimes the bigger challenge is helping everyone involved understand the reality of the property before the sale can move forward.

This was one of those properties where life happened all at once.

The homeowners had passed away, and their son inherited the house. Before they could even figure out what to do next, the sewer line backed up and flooded the entire downstairs basement.

They cleaned up the mess themselves, but that was only the beginning. Once you’ve got that kind of water intrusion, mold becomes a real concern, and suddenly you’re not just dealing with an inherited home—you’re dealing with a major remediation project.

The family didn’t have the money to fix it, and they needed time to settle the estate.

That’s when I called Daniel and Brendan.

Instead of pressuring them into one solution, they walked them through their options. They could sell the home as-is for cash, or if it made sense, explore a Renovate-to-List strategy.

One of the most important conversations I’ve had with a client ended with them not selling their home.

They called me because they were ready to list.

Instead of talking about photos, marketing, or pricing, I told them to schedule a meeting with their CPA first.

Why?

Because I had a feeling the capital gains tax could have a major impact on their decision.

After speaking with their CPA, they realized waiting until retirement, when they expected to be in a lower tax bracket, was the better financial move.

Did I get the listing? No.

Did my client make a better financial decision? I believe they did.

That’s how I’ve always approached real estate.

My job isn’t to convince you to sell your home. My job is to help you understand your options so you can make the decision that’s best for you.

Sometimes that means selling.

Sometimes it means renovating first.

Sometimes it means exploring a cash offer.

And sometimes, the best advice I can give is to wait.

I know this may sound unusual coming from a Realtor, but one of the best pieces of advice I can give a homeowner is this:

Don’t make the decision to sell until you understand the tax consequences.

I recently had a client who was ready to list their home. Before we moved forward, I encouraged them to speak with their CPA.

After reviewing their situation, they realized selling now could result in a significant capital gains tax bill. By waiting until retirement, when they expect to be in a lower tax bracket, they could potentially keep more of the money they worked so hard to build.

That conversation changed everything.

My job has never been to convince people to sell. My job is to educate, provide options, and help homeowners make the best decision for their situation.

Sometimes that means selling.
Sometimes it means renovating first.
Sometimes it means accepting a cash offer.
And sometimes, the best advice is to wait.

Most people never expect to inherit a distressed property.

Then one day, they’re handed the keys… and have no idea where to begin.
