Rates dropped? Greaaaaaat..Now everyone on the internet suddenly has a PhD in mortgages.

Before you refinance, actually run the numbers.

Refinancing means replacing your current mortgage with a new one, and while a lower rate or payment can be beneficial, there are closing costs and other factors to consider. You also need to look at your new loan term and your break-even point.

So please don’t refinance because some guy named Chad made a 12-second video yelling, “YOU NEED TO DO THIS NOW.”

Look at the savings. Look at the costs. Look at how long you’re staying in the home.

If you’re wondering whether refinancing could actually make sense for you, talk to a qualified lender and reach out to me too. I can help you understand the real estate side of the decision better than TikTok bros can.

This chat with drummer Reed Murray was such a blast! We talked about his upbringing in Tampa, FL, making lifelong friends in a homeschool drama class, joining a band with your regular customers at Starbucks, signing to a record label, playing alongside legendary emo musicians, leaving the touring life to pursue a family and fatherhood, and what exactly MDSFWL means.
Shout out @nobladesnobows for introducing Reed to Clarity all those years ago, and shout out to @maxbemis for signing @tallhart and giving Reed the chance to do this music thing professionally!
Go listen to Tallhart! And Carrollhood! And Say Anything!

It’s been just shy of four years since I last got to hear @carrollhood play. It’s a wildly different experience hearing their full sound at House of Blues vs. the small outdoor patio at New World Brewery. 😍 An amazing start to a night of the best music!
