Nearly 100 Starbucks on the market right now
⠀
So how do you sell one?
⠀
First, it helps to have a developer like @chriswhatchcre who builds in a great location
⠀
Second, find the highest paying buyer
⠀
In a high growth state like Utah, that is almost always a California 1031 buyer
⠀
So we went hunting. Found a gentleman in escrow on a Redondo Beach rental he was selling, already bullish on Salt Lake City.
⠀
He flew out, walked the site, and sat down with our developer, who sold the location better than any OM could
⠀
Utah is getting priced alongside California, Arizona, Nevada, Texas, and Florida

The state demands premium pricing
⠀
Got a vacant drive thru that needs repurposing?

@chriswhatchcre turns them into gold

Still smiling about the Real Estate Gala ✨

Big thanks to @stripmallguy and @bobknakalnyc for bringing together such a great group of industry giants. Nights like this remind me how valuable this community really is — both online and in real life.

Feeling inspired to share more, connect more, and stay involved. Expect more mediocre content from me 😉

Shoutout to @sweatystartup and his impeccable karaoke skills to end the night 🎤

Dealmakers, market watchers and real estate's most-online insiders gathered at The Real Deal's Hudson Yards HQ last night for a cocktail reception to kick off the Real Estate Gala.

Investors, brokers and CRE power players from across the country traded insights (and a few origin stories) over cocktails before heading to @PeakwithPriceless for the annual industry event co-hosted by @StripMallGuy's Don Tepman and @BKREA_NYC's @BobKnakalNYC.

From social-media-born connections to real-world dealmaking, the night underscored a simple thesis: in this business, relationships are the ultimate asset class.
