It is Match Week Monday 🩺 At 10:00 AM is the “IF”. Friday is the “WHERE”.

The next 4 days are some of the longest in medicine. Use this nervous energy for a few “Productive Distractions” before the 60-day move sprint begins:

• Digital Declutter: Unsubscribe from irrelevant emails. Clear your storage and back up what you need. You’re about to get a flood of onboarding emails.

• The Last Call Bucket List: If you’re planning to move, you have about 90 days left in your current city. Visit a local coffee shop, hike your favorite trail, do things you’ll miss most.

• Financial Baseline: Don’t look for housing just yet. Track your actual monthly spending so your new stipend (finally, right?) math is easy.

To those navigating the SOAP today:
Take a breath. This is a detour, not a dead end. You’ve got some more work to do. You’ve got this.

The wait and “short coat” era is almost over.

Part 4 of 5 of my Match to Move series. The big reveal is Friday. Next Monday is the Post-Match Action Plan
Good luck this week! 🍀

11 days until Match Day…
And everyone suddenly becomes a real estate advisor. “You should buy.” “No, you should rent.”

Residency is temporary.

Here’s a simple framework to consider:

• 3-year program ➡️ renting often makes more sense
• 5-year program ➡️ buying may be worth it

Of course there are exceptions.
Residents who are married with a second income, have kids, or plan to stay or keep the home as a rental sometimes choose to buy for the added stability and to build equity.

Physicians loans can make it possible (often with little to no down payment and no PMI). Something important to remember: just because you qualify to spend a certain amount (and you may be tempted after working so hard to get here), doesn’t mean you should. Financial breathing room and flexibility may be a better option until the timing is truly right.

Less than three weeks to go. While you wait, let’s talk numbers. As someone who’s been through this, I’ve seen residents make some mistakes and say “I wish I would’ve known.”

There’s an “invisible math” to residency. A $65k stipend in a high cost of living city feels very different than it does here in the Midwest. Beyond rent, you should factor in the “post-call tax”.

How much is your time worth when you’ve been awake for 26 hours? Living 45 minutes away to save $200/mo feels like a win until you’re fighting traffic on zero sleep. In residency proximity isn’t just a luxury, it’s a safety measure.

Your mission this week: Start mapping your Top 3 rank choices. Where is the nearest grocery store? Is there a gym on the way home or maybe in the building? Information is a good cure for moving anxiety.

Part 2 of 5 is in the books. Next Monday we’ll tackle the RENT VS BUY DILEMMA. Tag/share with a graduating medical student who’s already browsing Zillow.
