Every project we are apart of sits somewhere between the rainforest and the water.

Salt most of the year, hard UV, and rain that arrives sideways. Then a good afternoon, and the same house has to open completely.

Those are opposite requirements, and the frame is where they meet. It is the whole reason we care about weather ratings, drainage paths and what the powder coat is doing on a west wall — none of which anyone notices when it is right.

Manufactured in Murwillumbah, and we have been at it a while.

Every head in this run is cut to an angle.

Highlight glazing means fixed panels following the roofline. At Ocean Ave that's three of them up in the cathedral, well clear of the door heads — a pentagon on the ridge with a right-angled triangle either side.

At Suffolk it's the same job run flat: a long band of fixed glass sitting between the lower roof and the upper one, so the top roof reads as though nothing is holding it up.

No sashes, no winders, no hardware. This glass fills the shape and stays put — the ventilation happens lower down, where your hands are.

Which makes the set-out the whole job. A degree out against the ceiling line is a degree you'll see from the couch for thirty years.

Taj Mahal coming in hot 🔥🤎

We’re finally at the stone stage and I cannot wait to see these spaces come together.

We’ve carried Taj Mahal through a few different areas upstairs — from the kitchen to the bathroom niches, our little arched shelves and a touch in the living room.

I’m hoping using the same stone in little moments throughout will help tie everything together 🤎

Stone going in next… 👀

Would you use the same stone throughout or mix it up room by room?

Soil has been pumped up to the top-floor garden beds and our beautiful grass plants have arrived. So exciting to see the outdoor spaces starting to take shape… with plenty more plants still to come!

There’s mummy’s mortgage 💸😂

The kitchen.
The stone feature wall.
The ensuite.

At this point I’m scared to ask what anything costs anymore 😅

But seeing it all come together is pretty special.

Which one is your favourite?

Stephen’s Estate Agent | Commercial Fit out

This was one of our recently finished projects that we feel has come up an absolute treat!

Located on the Bay Street, Tweed Heads 📍

Wainscoting painted deep Navy blue to complement their Stephens branding, beautiful herringbone floors, custom curved tiled front desk, mirrored curved bulkhead above. All delicious, welcoming and schmicko.

See last pics for what it was before we started!
