How we work out our offer price!

Buying at the right price is the most important thing when it comes to property.

Understand your costs, who the end buyer is, and how much profit you want to make.

Remember always use conservative end value figures, and slightly inflated refurb costs.

Being clear on your figures massively reduces risk.

I’ve had a terrible week so far!
It can’t get much worse 🙃

Had yet another push back with the remortgage land registry related… absolutely brilliant had some feedback with a response Monday saying it’s been expedited, let’s see how much longer that takes.

Was driving back from a viewing yesterday and my van was making a terrible noise…flywheel failed something to do with the clutch apparently. Straight to the garage from the look on my mechanics face I’m gonna say minimum £1000😆

Anyway I just wanted to share these two bathrooms (a couple of my favourite) and hopefully turn this into the best week!

Everyone ignored this property that was listed as “subsided.”
Nobody would touch it.
Most people wouldn’t even go for a viewing.

We booked three.

Walked it. Got on the phone with the right people. Ran the numbers.
And realised, it wasn’t even subsided.
Just a rough old kitchen extension that we were planning to knocking down anyway.

We moved fast.
We had to get this property before it went back to auction.
Locked in a pre-auction offer just over £90K.
Took on the full refurb. No shortcuts.

7 months later we're revalued at £240K
All money back out on the refinance
+ £8K
A huge leap in confidence.

If we’d listened to everyone else, we’d have missed it.
But sometimes backing yourself is the edge.

I understand all money out + deals aren't easy to come by.
But it's possible, and thats good enough for me.
