Today reminded me how badly I need more of this. Not another event. Not another appointment. Not another thing on the calendar. Just a friend. Two hours on a porch. Takeout in styrofoam. Dogs running around. No makeup. No pictures. No content. No agenda. Just talking until we realized how much time had passed. And honestly, I left wondering why something that fills me up so much can feel like something I need to squeeze in—or even feel guilty about. Maybe friendship isn’t an indulgence. Maybe slowing down isn’t wasted time. Maybe these ordinary, unplanned moments are actually some of the most important ones. Give me more moments like this. 🤍 #friendshipgoals❤️ #overforty

Some moments just feel special from the very beginning… and this is one of them. So happy for Ashton and Tessa as they start this new chapter together. Watching your kids find someone they truly love is one of life’s greatest gifts. We already love Tessa so much, and we couldn’t be more excited to welcome her into our family. Can’t wait to see what God has in store for these two. 💍❤️

Cheerleader. Hypegirl. Friend. Sister. Yesterday I read I post from @legitsadierob about ‘sisterhood’ and it got me thinking about the AMAZING women I am so incredibly blessed to have in my life. Only a few are pictured, but I am so thankful for the community of women I am surrounded with both in real life and online. I have lived in the same town my entire life and make friends pretty easily…but I realize that not everyone shares those advantages. To those of you who need a friend, a community, a sister-I SEE YOU ❤️ I pray that this is your year. I pray that God will lead you into new places and bring the right ones to you. You deserve to have people in your corner even if it means taking risks, being vulnerable and tearing down the imaginary walls you may have built around yourself. Like I tell Lucy, my 12 year old, to have a friend we must be a friend. So, find someone in your life to cheer on, encourage and pray for. Chances are, they may need it just as much as you do. Check out the cutest new coffee shop in downtown Augusta during their soft opening! @trelliscoffeebar (grand opening is November 4th!) The 1902 coffee and BEC sandwich were just what I needed on this gloomy day! Thanks @designingthedream_ for the treat! 🤍

“If you want top dollar for your home, you should price it high. You can always come down if you need to.” Hands up if you’ve heard this. Or if you’ve heard people say: “Just wait it out. You’ll eventually get the offer you want if you’re willing to wait.” Or, my favorite: “Zillow says my home is worth $ ________.” 🙋🏻‍♀️🙋🏻‍♀️🙋🏻‍♀️🙋🏻‍♀️🙋🏻‍♀️🙋🏻‍♀️🙋🏻‍♀️🙋🏻‍♀️🙋🏻‍♀️ Sigh. Want to know the real talk? What really matters when selling your home is having an agent who knows what they're doing. And for sure, it doesn’t have to be me, but please, be done with pie-in-the-sky pricing and find a qualified, experienced agent who is selling homes right NOW in your neighborhood. I remind every one of my sellers how hard they’ve worked and how much they deserve every dime out of their homes. To make that happen, we go over these three tips: 1) Prep it well. If you want top dollar, you've got to be willing to do some work upfront to get your home looking its best. Minor repairs, major decluttering, and fresh paint go a long way. 2) Price it well. The market has been all over the place recently, so it’s critical to pull as much data as possible when settling on a price. Too high? Buyers won’t bite. Too low? Sellers leave money on the table. I want my sellers to feel good about their listing price, but it's gotta be backed by the data. 3) Promote it well. Starting with those listing photos. Your home’s first showing is online - and there’s no better way to set your home apart from the rest than with professional listing photos. But don’t worry, I pay for that! 😉 What are you hearing about selling in our area? Let me know in the comments - or send me a DM to chat.

👀✨A glimpse into what we have been working on! 🏡 A few months ago, we bought a home to use as a rental. Early in the renovation process we decided to partner with @designingthedream_ and let her operate a [arbitrage airbnb]. We are beyond excited for this collaboration. The home is ours, but the airbnb is 💯 % her! This 3 bed 1.5 bath Augusta Ga home is {ALMOST} ready! We can’t wait to see how @designingthedream_ (@stacy__wilson )makes our house the perfect rental home! #fourthandjoneshome #augustaga #augustagarentals #airbnb
