Episode 6 of the Bondoc ADU series. Both units are done, and right now they're sitting empty. Empty units don't pay for themselves, so this is the week we turn expenses into income.

First we pulled rental comps for the neighborhood. New construction, so we're asking $4,500 a month per unit. Then photos and listings to get them in front of the right people. Showings have been strong. Almost everyone says the layout feels bigger than they expected.

I'm not looking for anyone who can just cover rent. I want a tenant who treats this place like their own. A good tenant protects the investment better than anything I can do.

Building is the hard part. But a building doesn't pay you. A tenant does.

Want to add units to your property, or wondering if your lot even could? Reach out. Want to rent one of these? DM me.

Buying, selling, or investing in Edmonds? (and surrounding cities) Here's who I am and who I help 👋

I'm Edmond Bondoc, a realtor right here in Edmonds. I left my engineering job at Boeing in 2021 to do this full time, and I own seven properties myself. So I don't just sell real estate. I invest in it too.

Who I work with:
🏡 Buyers looking for the right home in the right neighborhood
📈 Sellers who want it priced right and sold
🔑 Investors who want deals that actually pencil out

I cover Edmonds, Shoreline, Lynnwood, Mountlake Terrace, and the greater Seattle area.

DM me and let's discuss what your home plans are.

Thinking about selling your Edmonds home this year? Don't list it until you do this one thing.

Book a free consultation with me. I'll come walk your home, put together a full comparative market analysis, and build a real plan around your timeline, your number, and exactly what it takes to get your home on the market.

You walk away with a strategy whether you work with me or not.

Need to sell fast, or is your situation complicated? I can also give you a no-obligation, off-market offer. No repairs. No showings. No stress.

Two paths. Zero pressure. You decide what fits.

Tap the link to grab your free consultation, or DM me the word SELL and I'll get you on the calendar this week.

7 properties. 9 years ago, zero.

Three things I wish someone told me at the start:

The first deal is supposed to be uncomfortable. I bought a house I didn't want to pay for alone and rented the rooms to roommates. One of them is now my wife.

Buy based on your goals, then back it up with research. The Midwest gave us cash flow. Edmonds and Seattle give us appreciation.

The tenant matters more than the rent. A good one is the best insurance policy.

Buying or selling in Edmonds or the greater Seattle area? DM me the word EDMONDS.

Most agents want the listing and then they're gone. Not how I work.

I'll tell you when it's the wrong time to sell. I'll tell you which fixes are worth the money and which ones aren't. You get the full picture so the decision is yours, not mine.

First-time buyers getting in with almost nothing down. Long-time homeowners moving into their next chapter without the stress. That's the job.

Thinking about selling, or just curious what your home is worth right now? I'll send you a free, no-obligation valuation built on real local data.

Comment/DM 'EQUITY' or tap the link and I'll send it over.
