How do you turn an Instagram DM into $25,000 in seller credits?

@jason_injapan.bjj reached out to me right here on Instagram looking for help buying a home.

We connected, talked through exactly what they wanted, built a game plan, got pre-approved with @gabetheroman and agreed that if the right house came up, we were going to be aggressive because we had all of our 🐥 in a row.

And that’s exactly what we did.

They found a home in the neighborhood they wanted, in the school district they wanted for their kids, and we were able to negotiate $25,000 in seller credits.

That $25K helped us temporarily buy down their interest rate by 2% AND cover the majority of their closing costs. 🙌🏽

And they were doing all of this while welcoming a new baby into the family 😅

Buying a home doesn’t always come down to finding the “perfect market” or waiting for rates to magically drop.

Sometimes it’s about having a game plan, understanding how to structure the deal, and being aggressive when the right opportunity shows up.

California disabled veterans, this is a BIG one 🇺🇸🏠

Governor Newsom signed SB 296, expanding California’s property-tax exemption for qualifying 100% disabled veterans beginning January 1, 2027.

Using a $1,000,000 assessed value and the base 1% property-tax rate:

Household income ABOVE $83,474:
➡️ 50% exemption
➡️ About $5,000/year saved
➡️ About $417/month

Household income $83,474 OR LESS:
➡️ 100% exemption on the first $1M
➡️ About $10,000/year saved
➡️ About $833/month

The $83,474 income threshold is adjusted annually, as is the $1 million value cap.

And this benefit can also apply to an eligible unmarried surviving spouse when the requirements are met.

Important: these examples use the base 1% property tax. Mello-Roos, bonds and other special assessments may still apply.

For California veterans, especially in a market like San Diego, that could make a serious difference in the monthly housing payment.

One Marine referred another Marine to a Marine Realtor…

I know what you’re thinking: “That sounds like a terrible idea.” 😂

Three Marines involved in one real estate transaction? What could possibly go wrong?

Nothing… but everything is went right. 🇺🇸🏡

My buyers were referred to me by a fellow Marine who knew my background, knew I served in the Marine Corps, and knew I understand the VA loan beyond just the basics.

And that mattered because this wasn’t just about getting an offer accepted.

We had to make the deal fit the buyers’ monthly payment requirements, while still maximizing every benefit we could negotiate.

The result:

✅ Over $20,000 in seller credits
✅ Solar system completely paid off
✅ A deal structured around the buyers’ monthly payment comfort zone
✅ All while using their VA loan benefit

So yeah… sending one Marine to another Marine actually worked out pretty damn well. 😂

Because when you understand VA financing, seller credits, solar, interest rates, closing costs, and how all of it affects the monthly payment, you can structure the deal around what actually matters to the buyer.

A Marine trusted me enough to refer another Marine to me.
