The In-Between by Gemma Collins (@gemmamariedesigns)

Have you ever wondered what happens to buildings left empty as our cities evolve? 15 Westferry Circus, once a symbol of London’s financial power, now faces this challenge. The In-Between reimagines the postmodern tower by preserving its iconic facades while inserting a new central structure, where the public street cuts through to connect old and new. One tower embraces the future with a digital cinema projecting into the street, while the other honours heritage through photography galleries, workshops, and an archive. A sunken garden and café bring people together at its heart, transforming a dormant office block into a vibrant civic hub — a bold example of adaptive reuse for a sustainable, inclusive future.

Gemma is a British architectural and interior designer whose work explores how reuse and material storytelling can transform hospitality and cultural spaces into more meaningful, responsive places. During her time at the RCA, she was awarded the UK Vice-Chancellor’s Scholarship, served as a course representative, and founded the School of Architecture’s first Culture Group. Her practice celebrates reuse as a way to spark creativity, foster connection, and design spaces that leave a lasting impact.

superREUSE is the critical exploration of ideas, research and practices that identifies insights into cities, buildings, interiors and objects constructed through working with extant material. SUPER is an elevated pitch for a 21st century that is characterised by responses to the challenges of the climate emergency and social justices. superREUSE coalesces ideas in the designed and built environment that react and work with participants to rethink their position in relation to how we must transform everything into its superREUSE.

I have been feeling truly honoured to have this unforgettable opportunity to display my final graduate work at @royalcollegeofart this year.

The past few weeks have been nothing short of a high-speed roller coaster—minus the safety harness and with far more caffeine. Between racing against deadlines and wrestling with my thesis project (which, at times, seemed determined to finish me instead), I’ve experienced the full spectrum of human emotion. There have been dizzying highs, cavernous lows, sleepless nights, and more rounds of self-doubt than I care to admit—sprinkled generously with moments of triumph.

But none of this would have been possible without the remarkable people I’ve met along the way. I’m deeply grateful to all those who have offered guidance, encouragement, or simply kept me sane through this academic odyssey. In particular, my heartfelt thanks go to my mentors and tutors—Kevin Haley @kevin_john_haley and Kazumasa Takada @pan_projects —whose wisdom, patience, and ability to steer me through chaos have been invaluable. Without their support, this project (and possibly I) might not have made it to the finish line.
