One of the first questions we get from sellers is “should we fix (fill in the blank) before we list? 🛠

The answer depends on a lot of factors. I like to come into the home and look at it through the eyes of a potential buyer. 👀

Sometimes when we’ve lived in a home for years and years, we don’t notice the little scuffs, marks, and broken odds and ends.

There was a time I noticed some damage in the flooring of my seller’s home but they had no idea what I was talking about until I showed them. It made them burst out laughing because they had completely forgotten about it. It was something they meant to repair years and years ago and then stopped noticing it altogether. 🙈

Needless to say, it was one of the first things my clients took care of!

1. Fresh paint is one of the most impactful ways to show off your home in the best light! It gives it a sense of being “new” and bonus points if you choose a neutral colour! This is especially helpful if you have a bunch of scuffs, dings and marks on the wall. 🎨
