Price and commission matter, but they’re only part of the decision. The right questions can help you understand how an agent will price, market, and negotiate the sale—and whether they can support their promises with evidence.

Here are 12 Questions Smart Brooklyn Sellers Ask 💬

1. How many listings did you personally sell in the last 12 months?
2. What percentage of your listings required price reductions?
3. Show me three properties similar to mine you sold recently.
4. What price would you recommend today — and what price would you refuse to list it at?
5. What are the three biggest risks in selling my property right now?
6. What would you do differently if the property receives little interest in the first two weeks?
7. How will you identify and reach the buyers most likely to purchase my property?
8. Walk me through your negotiation strategy when multiple offers appear.
9. What was the toughest deal you handled last year?
10. What mistakes do sellers most commonly make?
11. How many listings do you carry at once?
This reveals if the agent is overloaded.
12. Why should I hire you instead of the best agent in this neighborhood?

The right agent should be able to explain their strategy, support their recommendations with evidence, and show you how they intend to protect your interests throughout the sale. 💡

Finding the right home is only part of the process. Understanding what you're buying, what it's worth, and how to approach the purchase can make all the difference.

Here are five things we want our buyers to understand:

1️⃣ Your budget is about more than the asking price.

Closing costs, monthly maintenance or common charges, property taxes, financing, and potential renovation expenses all affect the true cost of ownership. What you can comfortably afford matters more than simply what you're approved to borrow.

2️⃣ Don't overlook a property too quickly.

Some of the best opportunities aren't necessarily the ones with the most beautiful photos or the most attention. Sometimes a property with dated finishes, poor presentation, or a longer time on the market deserves a closer look. The key is understanding what can be improved and whether the numbers make sense.

3️⃣ Know where you're willing to compromise.

Location, space, outdoor access, layout, condition, and monthly costs rarely line up perfectly. Understanding your priorities helps you recognize when a property is worth pursuing and when a compromise may be too significant.

4️⃣ The asking price doesn't tell the whole story.

Two similarly priced Brooklyn homes can represent very different values. We look at comparable sales, current competition, building finances, condition, renovation quality, and long-term ownership costs to help buyers understand what a property is actually worth.

5️⃣ Your offer strategy should be specific to the property.

There isn't one formula that works for every purchase. Recent sales, competing interest, time on market, property condition, and the seller's circumstances all help determine how we approach an offer.

The goal isn't simply to find a home and get an offer accepted. It's to help you make a well-informed decision about one of the most significant purchases you'll make.

Thinking about buying in Brooklyn? Let's talk about your goals and how we'd approach your search. 📲

What’s the most dangerous phrase in a real estate transaction?

“I assumed…” 🚩

Assumptions about closing timelines, what’s included in a sale, or how commissions are documented can create costly complications.

@gracengrahme’s advice: Don’t just review the contract. Stress-test the deal.

Ask your client the questions that haven’t been answered. Confirm expectations. Catch potential misunderstandings before they become problems.

Because the best time to resolve a contract issue is before anyone signs.

Save this for your next deal, and share it with an agent on your team.

Life lately with the Rahmés 🤍

September was one of those months where summer wasn't quite ready to let go, but fall was already in full swing. 🍂☀️

We squeezed in our last days at @silvergullbeachclub, wrapping up another summer of great memories by the water. We celebrated birthdays with friends and colleagues, and Fouad had the opportunity to share his thoughts on AI and the future of real estate during a @Compass panel discussion.

Meanwhile, football and dance kept the kids busy, and our family calendar was as full as ever!

One of the month's special moments was celebrating the opening of our friend's mystical shop, Kalika @kalikamoonchild

Always nice to see friends turn their dreams into reality, and even better getting to celebrate together as a family. ✨

Looking back, September was a little bit of everything. Work, family, friendships, new beginnings, and the everyday moments that make life so special. Summer may be behind us, but there's plenty to look forward to. Here's to a great fall! 🤍

Selling your Brooklyn home? The decisions made before your listing goes live can have a major impact on the outcome.

Here are five things every Brooklyn seller should understand:

1️⃣ Your asking price sets the tone
Pricing too high can cause a listing to sit while buyers wait for a reduction. The goal isn't simply to list high. It's to position the property at a price that makes sense relative to the market and creates interest from the start.

2️⃣ Your competition matters as much as your comps
Recent sales help establish value, but buyers are also comparing your home to what they can purchase right now. Understanding the active competition is an important part of determining how your property should be positioned.

3️⃣ Your launch matters
Photography, presentation, pricing and marketing should all be ready before the listing goes live. You don't get a second chance to introduce your home to the market for the first time.

4️⃣ Not every improvement is worth making
Some repairs, painting, staging or other improvements can materially change how buyers perceive a property. Others may not produce enough return to justify the cost. Knowing where to spend—and where not to—is part of the strategy.

5️⃣ Know who you're marketing to
A Brooklyn brownstone, co-op, condo and multifamily property can attract very different buyers. The presentation and marketing should be built around the people most likely to recognize the property's value.

The best selling strategy starts well before the listing goes live.

Thinking about selling in Brooklyn? Let's start with a conversation about your home, its value and how we'd position it for today's market.

Happy 14th Birthday to Compass! 🖤🤍

What we value most about Compass has always been the people. The agents, staff, leadership and colleagues who share ideas, support one another and make this feel like much more than a place to work.

We’re proud to be part of the Compass community here in Brooklyn and across the Tri-State region, and grateful for the relationships we’ve built along the way.

Staging, fresh paint and beautiful furniture can make a home look great. But at an open house, we want our buyers looking beyond the presentation.

Here are three things we pay close attention to:

1️⃣ Layout & flow
Does the floor plan actually work for the way you live? Look at room proportions, how the spaces connect, where furniture would go and whether the layout would require expensive changes to make it work for you.

2️⃣ Natural light & exposure
Pay attention to the number and placement of windows, which direction they face and how much natural light reaches the rooms. Paint and lighting can change how a room feels. You can't easily change its exposure.

3️⃣ The things that are difficult to change
Storage, ceiling height, stairs, room dimensions, outdoor space and the overall configuration of the home can matter far more over time than finishes or staging.

A beautiful kitchen can be renovated. Walls can sometimes be moved. Paint is easy.

The location, light, proportions and fundamental layout of a home are much harder to change.

That’s why when we walk through a property with a buyer, we’re not just asking, “Do you like it?”

We’re asking, “Does this home actually work for you, and are the things you don’t like fixable?”

Thinking about buying in Brooklyn? Let’s talk about what to look for before you fall in love with the staging. 📲

Condo, co-op or townhouse? In Brooklyn, the right answer isn’t just about what you can afford. It’s about how you want to own and live. ✨

Condo
Generally offers more flexibility when it comes to ownership, renovations, subletting and resale, but that flexibility can come at a higher purchase price.

Co-op
You’re buying shares in a corporation rather than the apartment itself. There’s typically a board approval process and more restrictions, but co-ops can offer a lower entry point than comparable condos.

Townhouse
You own the building and land, giving you significantly more control, privacy and often more space. But you’re also responsible for the building, maintenance, repairs and operating costs.

And then there are the details that can completely change the equation: monthly costs, financing, renovation plans, resale potential, subletting rules and how long you expect to own.

That’s why we don’t start by telling a buyer which property type is “best.” We start with how they want to live, what they want their money to accomplish and how much responsibility and flexibility they want.

Thinking about buying in Brooklyn? Let’s figure out which ownership structure makes the most sense for you. 📲

Comment “Brooklyn” and we’ll send you our Brooklyn Neighborhood Guide. 👇

Finding the right Brooklyn neighborhood isn’t always about starting with a ZIP code. 💡

Buyers often come to us with one or two neighborhoods already in mind. But once we start talking about budget, commute, space, lifestyle, and what they actually want their day to day life to look like, the search can change.

Sometimes the neighborhood you never considered ends up being the one that checks the most boxes. ✅

That’s part of our job: not just helping you find a home, but helping you figure out where you’ll be happiest living. ✨
