Prices are falling. Rates just went up. So why are our clients still buying? 🏡

The headlines are written for sellers. For buyers, the same numbers tell a very different story:

📉 National values are 5.2% below the March peak
⏳ Homes are taking 39 days to sell, up from 28
🤝 Typical vendor discounts have widened to 4%
🏘️ There are 18% more listings than this time last year

That means more choice, more time and more room to negotiate.

The catch is that the cash rate is now 4.60%, which cuts how much you can borrow. The buyers winning right now are the ones who sorted their lending first.

Find out what you can really borrow across 50+ lenders, not just your bank.

What started as a vision has grown into something we’re incredibly proud of and we couldn’t have done it without our clients, partners and the incredible Harrow & Co. team.

Here’s to the last 5 years, and everything still to come. 🥂

Thank you for being part of the journey.

Could now be one of the best times to invest? 📉🏡
While rising rates and falling prices create uncertainty, history shows property markets move in cycles.
The key isn’t perfectly timing the bottom — it’s being ready when the right opportunity presents itself.

Don’t just buy for today. Plan for the next 5 years. 🏡

Starting a family? Changing careers? Renovating? Planning to turn your home into an investment?

These decisions can impact your borrowing power and how your loan should be structured.

Before you buy, think beyond the keys.

Buy with your future in mind.

Forget the smashed avo. A $10k credit card limit is what is actually slashing $50k off your borrowing power 🥑💳
Here is how Aussie banks audit your expenses:
- 3 to 6 Months of Statements: Lenders check your actual spend against the HEM benchmark. Higher spending means lower borrowing power.
- Unused Credit Limits: A $0 balance does not matter. The limit itself cuts your loan size.
- Afterpay and Zip: BNPL accounts are treated as active debt facilities.
💡 3-Step Audit Before Applying:
1 - Close BNPL accounts.
2 - Drop credit card limits to the bare minimum.
3 - Keep discretionary spending tidy for 90 days.
Save this for when you prep your application! 📌
