Two weeks ago, I flagged a possible top in the 10-Year Treasury yield. 📉 On October 2, the 10-Year was pushing toward 5.34% — but every attempt to move higher was being rejected. Upper wick. Another upper wick. Then a much longer rejection wick and a candle that came close to a bearish engulfing pattern. That got my attention. Fast-forward two weeks: 📅 Oct. 2: ~5.34% 📅 Oct. 16: ~5.11% The 10-Year made another push toward the highs — and got rejected again. Why does this matter for real estate? When markets move into a risk-off environment, investors can rotate capital into Treasuries. Increased demand for bonds pushes bond prices higher and yields lower. And because mortgage rates are heavily influenced by movements in the bond market, a sustained move lower in Treasury yields can create a more favorable environment for mortgage rates. One move doesn’t establish a long-term trend, so I’ll continue watching the chart for confirmation. 🎥 Want to see the original analysis before the move happened? If you’re buying an investment property, you’re buying a business. 🏘️📊 And you should analyze it like one. Think about buying an existing business. Before you invested, you’d want to know: ✅ How much revenue does it generate? ✅ What are the expenses? ✅ How much cash flow is left over? ✅ Does the investment actually make sense? A rental property should be evaluated the same way. 💰 Rent is your revenue 💳 Mortgage payments and operating costs are expenses 📈 What remains determines whether the investment actually cash flows That same business mindset is behind DSCR lending. With a DSCR loan, the lender evaluates the rental income generated by the property relative to its qualifying housing expense, rather than qualifying you based on your personal income. The property has to make sense as an investment — and so should the numbers. 📊 Before you buy your next rental, analyze it like a business owner. Use my free Buy & Hold Calculator. Don’t own a property yet? That doesn’t automatically mean you can’t get a DSCR loan. 👇 But it can make your options more limited. DSCR loans are designed for investment properties, and many lenders prefer borrowers who already have some history of property ownership. If you already own a primary residence or an investment property, you’ll generally have more DSCR options available. Where it can get tricky is when you’re currently renting and trying to buy your first property as an investment. 🚩 Some lenders won’t allow it. 🚩 Others may allow it with additional requirements. Why? One concern is occupancy. The lender needs to be comfortable that you’re legitimately purchasing an investment property — not using an investment-property loan to finance a home you actually intend to occupy. That’s why your current housing situation and property-ownership history can matter when applying for a DSCR loan. 📌 Remember: DSCR loans are business-purpose loans for investment properties. They are not a way around income documentation requirements for a primary residence. 📊 Looking to buy your first rental? Run the numbers with my free Buy & Hold Calculator. What is DSCR? Here it is in 20 seconds. ⏱️ DSCR = Debt Service Coverage Ratio. In simple terms, it tells a lender whether the rental income from a property is enough to cover its qualifying housing expense. Here’s an easy example: 🏠 Monthly rent: $3,000 💳 Monthly payment: $2,000 📊 DSCR: 1.50 That means the property is generating 1.5× the income needed to cover that payment. A 1.00 DSCR means the qualifying rent and payment are equal. Above 1.00 means the rent exceeds the payment. Below 1.00 means the rent falls short. Some DSCR programs require the property to be at or above 1.00, while others may allow a ratio below 1.00 with different qualification requirements. And here’s what makes a DSCR loan different: the property’s rental income can be used to qualify the loan instead of qualifying based on your personal income. 📊 Want to run the numbers on a property? What happens when your tenant stops paying rent? 🏠💸 You were expecting $4,000 a month. Now only $2,000 is coming in. Your mortgage payment is $3,000. You’re suddenly $1,000 short. Every month. And the lost rent may only be the beginning. You could also be dealing with: ❌ Finding a new tenant ❌ Leasing commissions and turnover costs ❌ Getting the property ready to rent again ❌ Potential repairs or damage ❌ Carrying the mortgage while all of this is happening The mortgage doesn’t stop because the rent does. That’s why reserves matter. When you buy a rental property, don’t just run the numbers for when everything goes right. Make sure you have enough capital to carry the property when it doesn’t. Cash flow matters. Reserves protect the cash flow. 📊 Before you buy your next rental, run the numbers with my free Buy & Hold Calculator. Can you put 15% down on a DSCR loan? 🏘️ Yes — but there’s a catch. 20–25% down is much more common. When you reduce the down payment to 15%, lenders will typically want to see stronger qualifications elsewhere. That can mean: ✅ Experience owning investment property ✅ More cash reserves ✅ Stronger credit Why? DSCR loans typically don’t have mortgage insurance to offset the lender’s risk. So when the lender allows you to put less money down, that additional risk usually has to be balanced somewhere else in the loan. That’s one of the most important things to understand about mortgage lending: risk doesn’t disappear — it gets balanced. 📊 Thinking about buying a rental property?
