POSTS STORIES REELS TAGGED

If you’re planning to keep your current home as a rental after you move up, the rules just changed.

New Fannie Mae guidelines took effect September 2, and they tighten how rental income counts toward qualifying.

👉A lease alone won’t cut it anymore
👉Only 75% of that income offsets your current payment
👉6 months of reserves

We’ve had move-up buyers plan their whole strategy around keeping the first house as a rental. Worth checking with your lender now, before it’s part of a signed offer.

Swipe through for the full breakdown

Most buyers don’t know this loan program exists, and it could change everything for your home search.

Our preferred lender, @mortgage_boston brought this to our attention and we couldn’t keep it to ourselves.

Save this and share it with someone who’s been sitting on the sidelines.

A short sale doesn’t move on your timeline. It moves on the bank’s.

This one took 6 months and more than 6 extensions to get across the finish line, every deadline requested, every delay met with the same answer: we don’t quit on this.

They never looked at another home the whole time. When it finally closed, they told us it was worth every difficult week.

If you need a team that stays in it with you, even when the process gets complicated, that’s what we’re here for.

We walked through a $5.4 million Parade Home in Highland today.

A playhouse in the loft. A floor to ceiling library. A theater room. A Butler’s pantry door from the 1700s, shipped from England. Tons of parking. A wet bar.

Every detail in this home was intentional. That’s what luxury actually looks like.

If this home has your name on it, reach out.
We’d love to open that door for you.

Thanks @gooch_real_estate and @hawkstoneluxuryhomes for letting us tour this beautiful home!

This is what “agent first” looks like in practice.

We don’t just say we invest in you, we show you. We take you to the places worth recommending before your clients even ask. We position you as the local expert in the markets you serve.

Pleasant Grove has gems and we went to find them. @eatquickgreens for lunch, @lafincaflowerfarm for the most beautiful afternoon, and @stellasicecreampg to close out the day.

That’s Foundry culture. Come find out if it’s yours.

We spend so much time together, so of course we had to compare notes.

And we’re letting you in on this. Help us decide.

We asked every agent the same question.
“As a real estate agent, what are your three favorite cities?”
Then we asked why.
They didn’t get to finish.
Want to know why they picked what they picked and what it means for where you should buy or sell?
Drop a comment or send us a message.
We’ll tell you everything.

Thanks to @symphonyhomes for letting us film in their beautiful home!

Because with clients, the small stuff is the big stuff. 🌺

It’s not just about finding the right home, it’s about showing up for the whole experience from day, one. Flowers before a showing, remembering the little details, being present for the moments that don’t make it into the listing photos. That’s how we build trust with every new person who walks through our door. #utahrealestate #foundrygroup #smalldetailsmatter #lehirealtor #behindthescenes

The strategy was simple from day one.

Pour into agents before they ever sign anything.
Give real value with no strings attached.
Be completely upfront about the financial model, no surprises, no fine print.

Because agents don't leave strong culture.
They don't leave real support.
They don't leave leaders who are transparent with them.

That's what Foundry Group is built on.

And this week, agents are choosing us because of it.

4 remaining founding seats. A few are already spoken for.

DM FOUNDRY if you want to be part of what we're building.

UTAH AGENTS ONLY.

If you’re doing the work, want more for your business, and still feel stuck, this is your early heads‑up.

After 10 years running the ops side of a top Utah team and helping agents become true business owners, I’m opening five founding seats at Foundry.
These seats are for agents who want:
• real support
• proven systems
• a higher standard of excellence
DM FOUNDRY if you want details before the seats fill.

I asked my dad to tell me a few of his feelings for America.. he said, “We live in one of the choicest places in the country, here in these valleys among the mountains, couldn’t be much better, could it?

…So whenever I was any place, on the parade field, many of the military installations across the country. They brought out marching bands, and the flags, it stirs the soul to be a part of that, to witness what’s happening.

We can’t be too grateful, nor show too much respect and appreciation for America!” - Alan Wilde, retired. Lieutenant Colonel of the Utah Army, National Guard, but mostly my Dad!

We are so blessed to have people who are a part of keeping us safe and together as a country, a pace we can worship our God, have families and grow in strength and love! There are many, many more of our family members besides the ones here- we are thankful to them all 🇺🇸❤️
