BYU’s School of Medicine is coming to Provo.

Sixty students. July 2027.

Will it move home prices? Not much right away. Where it could matter is rentals, and long term it depends on how big the school grows.

🚨 Ryan Smith just revealed what downtown Salt Lake is about to become.

Renderings show a walkable street connecting the Delta Center to City Creek 🏙️ with a hotel, restaurants, shops, offices and a new 6,000 seat Live Nation venue 🎤

The Salt Palace gets rebuilt, and the goal is to have the whole district done before the 2034 Olympics 🏔️

Housing is part of the plan, but the numbers and type haven’t been announced yet 👀

If your home has been sitting, I’ll say what your agent might not. It’s the price.

Agents dodge this conversation because it’s uncomfortable. But keeping you comfortable isn’t the same as getting you sold.

Right now in Utah County, homes priced right are selling for close to full price in about 60 days. Overpriced homes sit, and buyers start wondering what’s wrong with them. Time on market kills a listing faster than anything.

Ask your agent this: “What would you price it at if it was your home?”

Their answer tells you everything.

💰 How are we priced compared to the competition?
👀 How do you track what other sellers are doing with pricing and marketing?
📉 What’s the difference between advertising concessions and a price drop?
⏳ What’s your plan if we get no showings in the first two weeks?
📊 What have homes like mine actually sold for, not just listed for?
🔄 When would you recommend a price change, and what would trigger it?
🤝 How are you getting my home in front of buyer’s agents, not just buyers?
🎁 What incentives are buyers responding to right now, like rate buydowns or closing cost help?
📞 Who is actually answering my calls and showing my home?
💬 How often will I hear from you, and what will you tell me when there’s no news?
