Georgia District campmeeting // Friend’s photo dump from this week… so happy to see some of my childhood friends, sweet Elders and Families that I’ve known since I was a young girl on the road evangelizing with my family that I’ve not seen in years! Wish I would have taken more pics with everyone but we got as many as we could. Such a fun week at camp and brought back so many memories ♡

“SPRING IS HERE” 🌹🌸🌺🌷

Now that you have found your home and your offer has been accepted. There are just five more steps you will have to take and then it’s champagne shower time. 🍾🥂🏡

1. Schedule Home Inspections: This is the time when you will schedule your inspection. I do encourage you to attend the inspection and learn as much as you can about the home. 🧐✅

2. Complete loan application and appraisal : You will start the loan application process with your lender and submit all required documentation. The lender will order your appraisal to verify the market value of your home. 📑👨🏾‍💻

3. Satisfy any remaining contingencies: Between now and closing is when you need to make sure that all contingencies that were in the offer have been satisfied. A lot of these will be completed during your due diligence period. 📆🔨🔧

4. Loan commitment and final walk thru:
Once all your contingencies have been satisfied and your financing has been approved you will receive your final loan commitment and clear to close from the lender. Now, this is when you want to schedule your final walk thru of your soon to be property. 🏠🏡

5. CLOSING DAY!! Time to sign all the official paperwork and get the keys to your new home!! 🔐🔑

“Always know your WHY!” 🤔

Should I buy a home now, or should I wait? I know for me, that was the question I was asking myself. 🤨⁉️

I guess you can say I was trying to figure out my why? Why do I want to buy a home? For me, I wanted to start building my investment portfolio. 👷🏾‍♂️🏡🏦

There are so many reasons to why you want to buy a home (i.e. tired of paying rent, need more space for you and your family, the feeling of being safe in your own home, to build generational wealth etc…) There are going to be so many reasons but figure out your reason. 💡🙌🏽

It is important for you to write down your why! That way your Realtor can help guide you and stay focus on your main goal when purchasing your home. 🏆

“It’s Okay to Bend!” 🙌🏽🙌🏽

I know when buying a home sometimes we believe that everything on our list we must have. 📝✅

Step 2: Sometimes you have to bend and be flexible to make sure you stay in your budget. 💰💸

If the house has checked off the most important things to you then it’s okay to compromise on the items or features that you can always improve after the purchase of your home. 🏡

While you are looking and searching for homes start thinking to yourself, “Which features on my list could I compromise on?” 🤨🤔

Are hardwood floors a must have through the whole house? Or could you later remove the carpet since everything else on your list has checked off? 🧐💭

Do not let things like the colors on the wall or the type of flooring stop you from purchasing a home if you like the desired area or you like the floor plan. ☑️

The colors on the wall and the type of flooring are all things that can be changed later. ✌🏾👋🏾

Remember once the home is yours, you can change and update a lot of the features and styles into your dream design!

A Prepared buyer is a successful buyer 🏠

Step 1: Focus on your must haves and deal breakers. Sit down and write out what you feel that you must have in your home and also write down what will be a deal breaker when choosing your home. 📝✍🏽

After you have accomplished that step, go back, and circle the things that can’t be changed. The things that can’t be changed should always be your top priorities. 🔝

And just like that, you are now one step closer to homeownership! 🍾🏠
