This week's Pick of the Week is in that dreamiest of East Nashville pockets: Lockeland Springs. And like so many (but maybe not enough of them) it’s held onto so much of its original character! Heart pine floors, original doors and hardware, charming period tilework, clawfoot tub, those wonderful vintage light fixtures…. Even the OG floor plan? Wild.

And then there's the garage. A LARGE detached two-car garage with alley access in Lockeland Springs? I'll take that as a major win.

And you know how the basic stuff is such a bummer to spend money on? These folks did it for you! Lots of practical (read: boring but necessary) updates over the years—PEX plumbing, HVAC replaced in 2018, water heater in 2023, plus recent interior paint and landscaping. So you get all that vintage goodness and charm without asking the house to time-travel on the maintenance front – and YOU can spend your extra money snatching up some glorious local art and vintage furniture.

“Where might I find this local art and vintage furniture?” you ask? So glad you brought that up. That’s the cherry on top– this space has already been curated by none other than LaBrie Spaces, the absolute premier in vintage finds. So you can literally buy this furnished exactly as it is, or pick and choose your favorites! Obsessed. Is there anything more East Nashville?

A genuinely special piece of Lockeland Springs with its personality intact and plenty of opportunity to make it your own.

Curious? DM me for the address, more details, or to schedule a private showing. I'll happily send you all the info.

Clients call us with their toughest room, and the open floor plan living and dining spaces were the tricky ones in this home.

But sometimes once we’re in there, another kind of project comes up: a space that’s off to a beautiful start but not there yet.

That was the case in the blue bedroom.

When we arrived, the homeowner had installed the @hyggeandwest wallpaper, purchased the @labriespaces vintage headboard, and sourced her own vintage nightstands on Facebook Marketplace.

She asked us to finish the job and design the bedroom to 💯 and we were psyched to get in there.

We started by color drenching the space in the blue from the wallpaper background. There’s more than meets the eye with the color drench, and we’ve got it down to a science (paint sheens and products, wall plates, vent covers, can lights, etc., etc., etc.), and our trusted partners @nashvillepaintingprofessionals helped us get it done.

The clients had a couple of different drapery panel sets left over from their previous residence, and we fell in love with this pale green silk number. We got to work selecting the perfect @irondraperyrods hardware and having them hemmed to just the right length by @deannasims_.

The gorgeous vintage rug is another piece from their previous residence, and we placed it just-so under the bed.

The antique lamps, originally from @gaslampantiques, are big and dramatic and my personal favorite part of the room.

The art belonged to client, and we had framed for her.

It’s just perfect and a true collaboration between client and designer.

So honored to welcome @wkrntv into Nashville creator community and performance art venue @themadnest to discuss the lasting impact and legacy of @dollyparton on the greater artist community here in Nashville. 🪺🦋

Surrounded by the perfect backdrop of so many of Nashville’s talented artists, featuring “Hello Dolly” by Pittsburg native, now Nashville-based visual artist @jamesbrownetc, I had the privilege to share what inspires me most about Dolly… her commitment to genuinely caring for people with every color of her coat - her art, music, style, business endeavors, charitable organizations, and the very way she lived her everyday life. What an example to all of us Dolly will always be. 🦋

In true Dolly fashion, special thanks to fellow artist, musician, and friend @theinfamousher for connecting me to this opportunity and looking out for your community, enabling all of our voices to be heard. 🫶💎

Some houses have personality from the moment you pull into the driveway.

This one has an entire backstory.

A 1930s Tudor sitting on more than an acre in East Nashville already feels like something you don’t see every day. Then you start noticing the details: original hardwood floors, arched doorways and windows, and the sweetest vintage kitchen sink that has somehow survived nearly a century. I’m convinced they just made sinks cuter in the 1930s. The renovations strike exactly the right balance.

Everything that gives the home its character is still front and center, while the updates make everyday life feel easy instead of complicated. Mission accomplished.

And the floor plan? Surprisingly generous. Two living spaces, a dedicated office, a sunroom that practically insists you start collecting houseplants, a mudroom, and enough flexibility that the house can evolve with you over the years.

My favorite detail though...
The land.

Over an acre in this part of East Nashville is genuinely uncommon, and it completely changes the feeling of the property. There’s room to garden, room to entertain, room for dogs to achieve Olympic-level zoomies, and room to simply enjoy having a little breathing space without giving up city living.

Then there’s the location, which quietly checks one of my favorite boxes.

Mitchell Deli. Dose. Village Pub. Ladybird Tacos. All an easy walk away. This is the kind of neighborhood where grabbing coffee turns into running into neighbors, dinner plans happen on a whim, and your car starts wondering why you don’t need it as often.

LaBrie Spaces styled the home beautifully, and the vintage furniture paired with all of the Tudor character feels like the house is saying, “Yes... this is exactly the vibe.”

Homes with this combination of history, land, walkability, and location don’t come around very often—and I have a feeling this one is going to make someone very happy.

Listed by: Brian Vance | MW Real Estate Co.
Staged by: LaBrie Spaces

“Figure Sitting” (SOLD 🔴)

Thank you @labriespaces !!! ❤️❤️❤️

I love love this piece. The energy and the colors just make me happy. I recall the exact feeling when I created this piece. I hadn’t been able to paint for a bit and was itching to do so. I chose paper because I was just “going to play” and have fun. I’ve mentioned paper sometimes is more freeing to me because it feels like it’s less daunting or terrifying I guess. Paper still isn’t cheap by any means, but the cost of a canvas is a ton more. So it just feels like you can relax and not worry if it will turn out.

As we all know, when we allow ourselves to let go and not get all wound up and pressured…that’s usually when the most beautiful surprises happen. everything magically falls into place. This is one of those pieces! 🦋🌈🫶

PS. This song just makes me smile when paired with “sold” pieces. It feels like I’m honoring them and letting them go out into the big world where they belong. 💕💕💕
