Shout out to my light green team for successfully completed the rope challenge! 💚 And I knew EXACTLY what my role was on that team. LISTEN TO MY TEAMMATES! Because I can barely untangle my necklaces, so I already knew I wasn’t about to be the one giving instructions! 😂

I’m not even going to post that cup stacking challenge! Listen, I was REAL LIFE cramping up, and some of those positions I was hitting trying to get those cups stacked…yeah, let’s just forget that ever happened! 😂😭

Enjoy this recap of my favorite episode 4 moments. 💕

See y’all next Wednesday for Episode 5 of 99 to Beat on FOX!

What’s new this week with new construction in DFW? If you’ve been sitting on the sidelines waiting for the right time to buy, you might want to take another look at what’s happening in our local market!

Builders are making moves, and some of these opportunities are worth paying attention to.

Here’s what’s happening across Ellis County and Southern Dallas County:

🏡 Waxahachie: Select new construction homes are seeing additional price reductions, with some previously advertised prices dropping by tens of thousands of dollars.

🏡 Red Oak: One builder is offering a $20,000 price reduction PLUS up to $10,000 toward closing costs on qualifying new builds.

🏡 Glenn Heights: Move-in-ready new construction homes are available starting in the low $300s.

🏡 Midlothian & Cedar Hill: Builders are offering incentives that may include closing cost assistance, rate buydowns, and design center allowances.

And while mortgage rates have moved higher, that doesn’t mean buyers are completely out of options.

Here’s what I want you to understand: The best deal isn’t always the home with the biggest advertised discount.

It’s the home that makes the most financial sense for YOU.

That’s why having an experienced Realtor who understands new construction, builder incentives, and the local market matters.

I’ve helped buyers navigate this process for years, and I know there’s a lot more to negotiating new construction than simply asking for closing costs.

Builder incentives are changing again for fall, but here’s what really caught my attention.

I’m seeing new construction homes around Ellis County with price reductions of $50K, $60K and even $100K+ from previously published prices.

And in some communities, builders are offering closing cost or rate-buydown money on top of the opportunity.

So if you looked at new construction a few months ago and decided it was too expensive, don’t assume the numbers are still the same.

And please don’t walk into a model home (without me) and only ask, “What’s the incentive?”

Ask this instead:

Which inventory home do you need SOLD?

That’s where we start looking for the deal.

If you’re considering new construction in Red Oak, Waxahachie, Midlothian, Cedar Hill or surrounding DFW areas, let’s talk before you start touring.

Y’all took my September DFW events post and RAN with it… so of course I had to come back with OCTOBER! 🍂🔥

And listen… October understood the assignment.

We’ve got the Cash Money & No Limit Tour, K. Michelle, Jon B., PJ Morton, the State Fair, Red River Rivalry, R&B parties, cocktails, date nights, grown folks Halloween events ANDDDD… 👀

📺 My 99 to Beat Episode 4 Watch Party on October 14th at Sasha’s Kitchen & Cocktails in Addison! Come watch with me!

Basically, if you say “there’s nothing to do in DFW” this month… I don’t know what to tell you.

📌 SAVE THIS POST because you’re going to need it.
📲 Send it to the group chat.
👯 Tag the friend who is ALWAYS asking “what we doing this weekend?”

And tell me in the comments: Which October event are you going to?

Follow @LaMonicatherealtor for DFW events, places to go, things to do and a little real estate in between. 😉

New headshots, so I guess it’s time for a little reintroduction. 🤎

I’m LaMonica Birmingham.

REALTOR. Business owner. Wife. Mama. YaYa. Reality TV contestant.

And apparently somebody who keeps finding new things to add to the list.

Real estate is still very much my business. I help people all across DFW buy, sell, relocate and navigate new construction, and I’m blessed to have been named a 2026 D Magazine Top Realtor.

But this page has never been JUST about houses.

It’s real estate, family, travel, good food, trying new things, and taking opportunities that scare me just enough to know I probably need to do them.

And this week is a BIG one.

99 to Beat Season 2 premieres THIS WEDNESDAY, September 23 on FOX, and your girl is on it! 🥹

So if you’re new here, welcome.
If you’ve been here, you already know what kind of time I’m on.

This next season is about to be FUN.

🇮🇪I went to Ireland by myself… and came back with a whole new family.

It’s crazy looking back at these pictures knowing we were all just strangers at the beginning of this adventure. Now these are people I genuinely love and can’t wait to see again!

And NEXT WEEK, we get to do just that in NEW YORK! 🗽🍎 A whole bunch of us are getting back together to watch Episode 1 of 99 to Beat… and I already know it’s about to be a TIME! 😂

One week until y’all finally get to see what we’ve been waiting months to share!

📺 99 to Beat premieres Wednesday, September 23 on FOX!

Stay tuned… the fun is just getting started. 👀

You might be closer to buying a home than you think. 👀🏡

I talk to people all the time who have already decided they can’t buy because they don’t have $20K, perfect credit, or a huge down payment saved.

But here’s the problem…they made that decision without ever finding out what THEY actually qualify for.

There are different loan programs, assistance options, and with some new construction homes, builder incentives that may help reduce upfront costs.

I’m not promising you can buy a house tomorrow.

I’m saying let’s stop guessing.

If owning a home in DFW is something you want, even if you have no clue where to start, DM me HOME.

Let’s find out what’s actually possible.

I’m incredibly grateful to share that I’ve been recognized as a 2026 D Magazine Top Realtor in Dallas!

But before I celebrate the title, I have to celebrate the people who made it possible.

To every client who trusted me with a key, a contract, a move, a new beginning, a sale, a referral, or even just a conversation about “maybe one day”… THANK YOU. Here is a toast to you! 🥂

You trusted me with decisions that were bigger than real estate. You trusted me with your families, your finances, your goals, and your next chapters. I never take that lightly.

Every closing. Every referral. Every person who shared my name in a room I wasn’t in. Every client who came back and chose me again. You helped build this.

I love what I do, but even more than that, I love being part of your stories.

So yes, my name may be on the recognition, but I’m celebrating US. 🥂

Thank you for trusting me. Thank you for supporting my business. And thank you for continuing to remind me why I chose this career.
