425 Park Avenue is one of the most important recent office towers on Park Avenue, promoted as the first full-block office development on the avenue in roughly half a century. It sits among major modernist neighbors including Lever House, the Seagram Building, and the CBS Building. The tower is organized into three vertical volumes: a lower base aligned with the urban street scale, a recessed middle portion, and a slimmer upper section with premium office floors. Its exposed diagonal bracing gives the building a recognizable structural identity and creates the signature “diagrid” expression at the amenity levels. The building is a major redevelopment rather than a simple clean-slate replacement. Because the site had zoning and existing-building constraints, parts of the previous 1957-era building and foundations were reused, while selective demolition extended down to subcellar levels. AECOM notes that the site also sits above an active Metro-North rail tunnel, adding complexity to demolition, foundation reuse, and construction sequencing. The building is LEED Gold and WELL Core Gold certified. Its workplace features include high-performance air systems, large floor-to-ceiling glass areas, outdoor terraces, a major social amenity level, and a high-ceiling penthouse floor. Use: Office Height: approx. 860 ft / 262 m Floors: 41 Area: approx. 670,000 sf Completion: 2021 Structural materials: steel and concrete Developer: L&L Holding Company @llholdingco Co-developer: Tokyu Land Corporation @tokyu_land Design Architect: Foster + Partners @fosterandpartners Architect of Record: AAI Architects @adamsonaai Structural Engineer: WSP @wsp.usa MEP Engineer: WSP Civil: Langan Engineering @langanengenv Contractor: AECOM Tishman @aecom_tishman #newyork #building #architecture #realestate

Chelsea doesn’t really have an “up and coming” phase anymore. It’s just… arrived, and stayed. The High Line a few blocks one way. Little Island the other. Chelsea Piers if mornings are your thing. The Hotel Chelsea just got a facelift and somehow still feels exactly like itself - that’s rare. The food scene is where people underestimate this neighborhood. Shukette. Cucina Alba. Café Chelsea. Not occasion spots - the places you end up twice a week without meaning to. Culture, river views, a restaurant scene other neighborhoods would kill for: that’s the combination that holds value long after the hype cycle moves on. Chelsea was never the hype cycle. It’s the after. If you’re looking at Chelsea, you’re not early and you’re not late. You’re just looking in the right place. DM us at Columbus International, let’s talk specifics! #ChelseaNYC #NYCRealEstate #InvestInNYC #ManhattanLiving

Terminal Warehouse - 261 11th Avenue, Manhattan West Chelsea’s Terminal Warehouse has been converted from storage space into a work and retail destination, in one of the largest adaptive reuse efforts in New York City’s recent history. The massive, full-block building opened in 1891, arranged around a rail line that ran through its center. In later years, the structure cycled through new lives: commercial storage, self-storage, and, memorably, the Tunnel nightclub. Construction began in 2020, just as the pandemic raised questions about the future of commercial office space. Nonetheless, the former freight facility was carefully rehabilitated while integrating new and rebuilt office floors above ground-level retail and public spaces. Selective demolition carved out a new central courtyard, and the historic “tunnel” was reactivated as a public-facing retail corridor. A six-story addition has a steel structure that evokes the historic rail network. The design retained the building’s defining elements—3.2 acres of brick masonry, 756 intricate multi-light arched windows, and 338 pairs of iron shutters, alongside a rare heavy-timber structure with some pieces dated to 1512. This project sets a benchmark: preservation-forward, engineering-led, carbon-smart, and publicly legible—a second life for a great industrial building that does not erase its first. Wynwood Plaza is a new 3-acre mixed-use campus in Miami’s Wynwood Art District, inspired by the architecture of tropical courtyards. Conceived as a lush, shaded urban garden, it weaves together art, culture, and everyday life through layered tropical plantings. At its center, a circular steel trellis reads as a delicate filigree, casting light and shadow while creating a social heart. At the main entry, a sculptural Portal Canopy frames arrival, forming a soft, immersive threshold. Visit the link in bio to learn more about this new destination in Miami’s Wynwood Art District.
