A lower payment while you settle into homeownership? We love the sound of that! The first year in a new home can come with a lot more than a mortgage payment. Moving costs. Furniture. Repairs. Projects. And all those little purchases you did not think about until you had the keys. Reliance Mortgage’s new Rate Break program may help eligible buyers create a little more breathing room during that first year. For the first 12 payments, principal and interest are calculated using a rate 0.50% below your note rate, with Reliance covering the cost of the temporary buydown. You still qualify at the full note rate, but your initial monthly payment may be lower while you get settled into your new home. If buying a home is part of your plan, let’s see whether Rate Break could work for you. Disclaimer: *Temporary buydown. For the first 12 payments, principal and interest are based on a rate 0.50% below the note rate, then on the full note rate. Lender paid. Borrower must qualify at the full note rate. Purchase loans on new locks; on or after 10/7/2026, and funded by 12/31/2026. Restrictions apply; not all borrowers qualify. Subject to credit and property approval. Terms subject to change. Not a commitment to lend.

Teamwork makes the dream work! Recently our team, along with Heather Robertson of the Zimmern Team, closed our 90th purchase transaction, helping Jen and Kaila hit Presidents Club Level! Lucky number 90 was for Mr. Beard, a financial advisor out of Mississippi who purchased a second home in Destin, FL. There is no one else a self employed borrower should consider other than Reliance Mortgage. We have a suite of products to get us over any hurdle we may face. We ended up successfully closing this transaction with a Profit and Loss loan. Whether you need traditional financing or non conventional financing, we have your back!

Dream home loading!🏡 Big congratulations to the Toche family on their construction closing in Fairhope last week. Next stop, watching their new home come to life in Magnolia Springs with Valere Homes. Kaila loved getting to be part of this one and fun fact, there were THREE Jennifers involved in making this transaction happen. Clearly, a winning combination. Lastly, a little reminder that home loans aren’t only for homes that are already standing. If building from the ground up is your dream, our team can help you navigate the financing side of that too. Congratulations to the Toches on this exciting next chapter! We can’t wait to see what you build.
