1st Place for Quarter 3 🏆

Thankful as always. 🙏🏼

This one was all to do with building long term relationships, patience and the importance of having a strong pipeline.

Summer is always tough in real estate, but Dubai will always be the land of opportunity if you take it.

Onto a huge end to the year 📅

The Dubai Tourism Rebound Theory

🎙️ Mark Richards | @thenetworkdxb made a fascinating point about how quickly tourism sentiment can reverse.

Because according to him, once pricing adjusts and the headlines settle…

Dubai could suddenly become one of the most attractive value-for-money destinations coming out of Europe again.

And that changes the narrative fast.

His point was less about geopolitics -
and more about human behaviour.

Because when people can’t afford something, they often justify not doing it:
❌ “it’s unsafe”
❌ “now’s not the time”
❌ “I wasn’t interested anyway”

But once prices drop?
✈️ Emirates launches deals
☀️ holiday photos return
📱 social proof kicks back in
📈 sentiment shifts again

And suddenly everyone’s back in Dubai.

🎙️ Inside *The Situation Zoom*, we break down:
• tourism psychology and affordability
• how sentiment changes faster than fundamentals
• why Dubai’s tourism machine is still powerful
• and how positive social proof could accelerate recovery faster than people expect

Because markets don’t just recover through data.

They recover through narrative.

Dubai was never just about getting better.

It’s about staying strong
when the rest of the world weakens.

And that hasn’t changed.

If anything -
this is where the real opportunities start to appear.

Because uncertainty doesn’t just create risk…
it creates entry points.

We’ve seen it before.

We’re breaking this down (and more) inside The Situation Zoom - real decisions, real strategy, in real time.

Another successful deal in Springs — and in a market that hasn’t exactly been straightforward, this one is especially satisfying.

Times like these really highlight the importance of working with knowledgeable, experienced agents who understand how to navigate challenges, position a property correctly, and ultimately get the deal across the line.

There’s been a lot of easy money in Dubai real estate in the last few years and I think a lot of people have lost all concept and reality of what this career actually is on a long term basis.

When I joined in 2013 there was virtually no off plan culture, there was half the population and we had just entered a 7/8 year downward pricing cycle. There was no easy deal, you had to work your nuts off and negotiate for every last penny.

However when the good times came, that skill set that was developed in the darker days paid off enormously and history will repeat itself again now.

Good to be able to share my experiences with the team as proof we will all be better for it on the other side. 👊🏼💪🏼

March wrapped up with two awards, highest revenue and most transactions 🥇

Grateful for such a productive month and one of the strongest Q1s I’ve had in my 15 years in Dubai real estate.

As most know, this industry isn’t easy, it’s a real rollercoaster. There are highs and there are slower months, but consistency and resilience always win.

Joining The Network last November has genuinely been one of the best decisions I’ve made. Working alongside my CEO, Mark Richards again, whose support and leadership have been invaluable, and being part of a team that offers real flexibility and trust, has allowed me to take full control of my business and perform at my best - with a special thanks as well to my manager George Hughes for his continued support along the way.

New quarter, new challenges ahead, same focus, let’s go 💪🏼
