Another #BPCON in the books! 👏

Every year I’m reminded why I keep coming back. It’s a party, yes - one of my highlights this year was playing flip cup in the middle of the after party. But it’s also so much fun to catch up with friends I’ve known for years, and then also meet someone new who ends up changing how I think about my next deal.

That’s the part people underestimate. Real estate is a people business first. The numbers matter, but the relationships are what get deals done. I watched it happen all weekend: introductions turning into partnerships, hallway conversations turning into real opportunities. 🤑

Thank you to everyone who made this one so special! Already looking forward to next year.

There was a point where the side hustle was still just a side hustle.

Nights, lunch-break and weekends, squeezed in around a full time job.

Then, it became a side hustle… with full-time hours… 😅

And, eventually, it started pulling its own weight.

The scary part wasn’t the work, it was figuring out when it was actually ready to become the main thing. 😅

That’s where the planning came in. (& A LOT of positive self talk lol)

Every dollar in, every dollar out, tracked for months & years (maybe a little too long lol) before any decision got made.

It was all based on numbers, not guesses.

(And I’m not a math person, guys. I just know how to add and subtract… That’s all ya really need, I promise 😂)

That’s what turned what could look like a big leap into a plan.

Got into the whole story on a podcast.

The build up, house-hacking, planning the transition, and how tracking expenses became the safety net underneath it all.

I’m so painfully ordinary, guys.

I think being frugal vs cheap is about whether you’re inconveniencing others. And, if whether your savings really makes an impact. In my case, living in a cheap apartment and driving an older used car, doesn’t bother anybody but it really does move the needle.

07/07/2022. This was a massive day in our financial journey. The day our net worth passed $1 million. No, we didn’t win the lottery or have an uncle die and leave us a fortune. We built it day by day, on systems.

I joined Mint (now CreditKarma, no endorsement!) in December 2016; this screenshot was taken in July 2022, just over 5 years later. That’s a pretty rapid move from broke to millionaire.

We didn’t get lucky in crypto.

We didn’t trade meme stocks during COVID.

We didn’t sell our kidneys for medical research.

We just put in place a system:
1. Save 40% of pre-tax pay, or more if you can
2. Eliminate debts that don’t serve you
3. Build a massive cash position (War Chest)
4. Buy assets
5. Reinvest 100% of the cash flow to buy more assets
6. Don’t stop 4–>5–>4–>5 until you hit your target

We’ve come a long way in the 4 years since, and are very nearly at our target of Financial Independence. We continue to use the system. I call it the Military 40:40:20 Rule, and I’ve built an entire education system for military finance around it.
