Happy birthday to this incredibly special human! If you know Loren - you love Loren. She is kind, passionate, funny, an incredibly hard worker, a terrific partner, a superb mother and a kick-ass social justice warrior. (Oh and also an amazing real estate agent, but that goes without saying 💁‍♀️🏡) Loren is one of those people constantly thinking about others - so today, I hope she basks in the (not-overwhelming) attention and love that she usually is pouring into others. The biggest theme?

The market changed... so our conversations have to change with it.

💰 Interest rates are creating uncertainty for buyers.
🏠Almost half of active listings in Philadelphia have reduced their price.
💬 Sellers are asking harder questions.

And when the market gets more complicated, the agent has to get better.

Here are 10 of my biggest takeaways from our Fall Masterminds:

1️⃣ Good front talk > good back talk. Handle the objection before it ever becomes an objection.

2️⃣ Your database doesn’t need more automation … it needs more relationship.

3️⃣ Become known for SOMETHING. A neighborhood. A consumer. A property type. Own it.

4️⃣ Pricing is a skill again. Diagnose WHY a property isn’t selling before prescribing the solution.

5️⃣ Give sellers market intelligence, not just showing feedback. ShowingTime reports were one of the biggest takeaways of the day.

6️⃣ Buyers don’t need us to predict interest rates. They need us to show them the different scenarios and help them make an educated decision.

7️⃣ Client appreciation events are lead generation. They don’t have to be huge either … micro-events can be even better.

8️⃣ Find your 80%. Look at your last 20 transactions, figure out where your business ACTUALLY comes from and do more of it.

9️⃣ Leverage the task, not the relationship. Get things off your plate so you can spend MORE time talking to people.

And 1️⃣0️⃣ might be the most important...

You can spend all day working on your CRM, Canva, AI, social media, website, email and systems...

But at some point, somebody new has to enter your world.

The market isn’t going to create opportunities for us automatically.

We have to create them.
Create the conversation.
Create the appointment.
Create the relationship.
Create the opportunity.
And then tomorrow...

Some days you just get to give people something they’ll never forget.

Today is day 7 of @everyqueer in Peru and today was a big surprise. A private tasting menu with views of a 400-year-old church and the Andes, closing out a day of salt ponds, ancient ruins, and one very persuasive baby lamb roadblock.

It’s day 6 of @everyqueer in Peru and we’re headed to Machu Picchu! Keep in mind the e citadel is the postcard. But that’s not the whole story.

Everyone files into the ruins. We hiked the original Inca Trail to the Sun Gate instead. An hour forty-five uphill on 500 year old stone, the crowds gone, the whole valley opening up all at once.

Some of us struggled. All of us made it together as the EveryQueer crew

Here’s the thing nobody tells you about a group trip. The bonding doesn’t happen at the famous stuff. It happens on a train, with wine, when someone starts dancing and the whole car loses it.

By dinner tonight, nobody at this table was a stranger. That’s queer travel. It clicks fast.

Day 5 of @everyqueer in Peru is Sacred Valley ruins, an Inca town from the 1400s, a market worth the detour, and the best train ride of my life. Machu Picchu is tomorrow.

How a rainy day ended in the best coffee in Cusco. ☕

The plan for Day 4 of @everyqueer in Peru fell apart before we finished breakfast. El Niño had opinions. So we let the day be what it wanted to be. Ancient temples that have outlasted everything built on top of them. A painting where Andean artists snuck themselves into an imposed religion. A fortress we never quite reached because the sky opened up.

And then alpacas. Soaked, unbothered, looking for snacks. The guests got their sweaters. We got warm. Everyone got a story.

Some of my favorite travel days are the ones that refuse to go according to plan. This was one of them. 🦙🌧️

Peru was breathtaking and unforgettable and I’m so happy that I got to experience it with @movewithpride Especially during our hike up Machu Picchu which was challenging but this view was worth it 🥹

I believe this was the spot on the circuit one hike where one of our guides said “We’re almost halfway there” and I died a little inside

Didn’t know how salt was harvested until I saw the Maradas salt flats!

Finding friends everywhere 🐱

Cusco is such a special place, we miss it already 😭
