📊 Granite Bay Mid-Year 2026 Market Report is here.

Granite Bay held its ground through the first half of 2026:
• Median sale price: $1,265,000 (essentially flat YoY)
• 125 homes sold · median 24 days on market
• The $1.2M–$1.5M range was the hottest — 57% sold above list

The takeaway? Pricing strategy is everything. 63% of homes sold below their original list price, while well-priced homes moved in the first week.

Thinking about your next move? DM us for the full report or a private home-value estimate.

𝑻𝒘𝒐 𝒂𝒈𝒆𝒏𝒕𝒔. 𝑶𝒏𝒆 𝒅𝒆𝒕𝒆𝒓𝒎𝒊𝒏𝒆𝒅 𝒃𝒖𝒚𝒆𝒓. 𝑵𝒐 𝒔𝒕𝒓𝒂𝒊𝒈𝒉𝒕 𝒍𝒊𝒏𝒆𝒔
We just closed 8498 E. Hidden Lakes in Granite Bay — and this story has been two years in the making and it ended after a 12-day escrow!

Our buyer is moving closer to family. It’s a move that deserves full throttle — so when the road got bumpy, we didn’t let up.

4 offers. A full pivot to another home. Inspections that revealed deal breakers. A brave cancellation. Then — the house said yes!!

All of it in under three weeks. 12+ inspections, vendors, estimates, and day-of meetings. Two sets of strengths. One very happy buyer — finally home. 🏠

We did it @movingwithali 🙌

Doing hard things…is hard! But if you believe in your “why” and love the people you are doing it with…it’s still hard! 🤣

15 months after signing the lease, our new office in Granite Bay is open for business! I am incredibly happy with the finished product! A bold vision ➕ the best designers ➕ meticulous contractors = 6951 Douglas Blvd Granite Bay!

🌟 An inviting & luxurious space to meet with clients.
🌟 A flexible space for agent/colleague bonding and knowledge sharing.
🌟 An ideal location within the Granite Bay community and central to the Folsom Lake region.

Our culture is rock solid with this amazing group of colleagues that I consider friends. So I finally feel comfortable opening our door to agents that will be additive to what we have collectively created.

Grand Opening details to come!

Strategy call! ☎️

When you are trying to get your client’s contingent offer accepted, it’s all about the details.

You MUST alleviate the seller’s fears! They need to feel confident that you won’t waste their time and your home WILL sell.

#1 The offer must be detailed and tight. That means every editable field has an entry. It shows you took the time to evaluate every option of the offer and every date field is as aggressive as possible. A lazy offer loses 99% of the time when the buyer is contingent.

#2 The buyer’s home they are selling is ready to list. You must provide the seller pictures of the home (if you don’t have professional pics yet…send iPhone pics!). You need to tell them the list price and have their listing agent call the seller’s agent to walk him/her through the strategy. Over communication is key!

Alleviate the seller’s fears and your contingent offer has a 10x chance of being accepted in a multiple offer situation.

As a seller in California, you no longer need to decide what you ARE or ARE NOT willing to pay the buyer’s agent BEFORE you list the home. Thats now a decision that comes when you see the complete offer and YOUR bottom line.

So while it is important to prepare and set expectations, I do not believe you need to proactively let buyers know what you are willing to pay before they write an offer.

The only exception would be once a home has been on the market for a while OR if your primary goal is a quick sale and you need to pull out all the stops.
