The @usfdenveralumni returned to @catcaresociety today for our annual volunteering event. I'm in awe of the way Cat Care Society enriches and protects these precious loves. I almost took home a 6 month old sweet, fluffy black kitten named Robin who reminded me of Whiskey, but she already had an adoption hold. She's on the left in this picture, gazing into the litter box. 😆

Celebrated my 32nd 1st birthday with some amazing friends in Denver last weekend!
•
We wandered Elitch Gardens, rode rides, laughed, played, and then ended the evening exploring the strange and wonderful Casa Bonita! We even got drenched by the cliff diver on accident 😂 Two beautiful angels (Anna and Bri) baked me a beautiful chantilly cake because I got sick and couldn’t bake it myself, and we got to enjoy it by the Casa Bonita fountain after hours. All in all a birthday for the books!
•
So so grateful for all of the love and well wishes. 31 was rough. Life happened, and I could never have expected the intensity of what was possible. You can’t ever really be “ready”, but thanks to an unbelievable support system and tools from Buddhism and life coaching, I’m doing okay. It’s not perfect, but I’ve been practicing radical self compassion and acceptance and truly have been able to love myself through it.
•
I went on a walk with one of my therapists yesterday who was actually at the scene when Jake passed, and I couldn’t even recognize her then. Crazy what trauma does to your brain. I had been working with her for almost a year and had no idea who she was until she touched my shoulder and said “Halli, it’s me.” I haven’t met with her in a while, so I asked to meet to update her and get her insight on where I’m at now. At the end of our walk, she admitted, “this was not the update I was expecting, and I’m so so proud of you.” We talked about how it’s not pretty all the time, and I’m still not operating at 100%, and that’s okay. I’ve started finding space to build and create. This next year will bring whatever it brings. I’m doing my best to make it an exciting one, and I’m “ready” for whatever comes thanks to my amazing friends and family and the tools I’ve been so lucky to stumble upon. Can’t wait to share these blessings more this year. Love you all and thanks for the role you’ve had in helping me find joy this year.

Calling ALL Investors! 👷‍♀️🔨

Favorable opportunities await you in this turn-of-the-century masterpiece, nestled in the Berkeley neighborhood - less than five minutes from Regis University! This sale includes BOTH 3909 and 3911 Lowell Boulevard, presenting several income-producing opportunities for this adorable bungalow.

As you are welcomed onto the covered front porch, the door on the left leads you to 3909 Lowell, which lives like a Single Family Home. The open living and dining spaces are accented by south-facing light that filters through stained glass windows, and the gorgeous green tile around the fireplace offers a glimpse into the luxuries of 1906.

Original hardwood floors gleam throughout the main level, and the built-ins, bay windows, and period trim are just some of the details that make this home overflow with charm and potential. Natural light pours into the kitchen through a skylight and the window over the sink that overlooks the grassy backyard. Downstairs you’ll find that the entire basement has been finished and has the potential to be anything from a large owner’s suite/living room combo, to a third income-generating unit!

The backyard and front porch are shared with 3911 Lowell, which functions as the other side of the duplex. Complete with its very own kitchen, full bath, and living space, this unit is currently rented, creating a lucrative opportunity for investors, flippers, and primary buyers who want to offset the cost of homeownership with a great multi-unit property, just minutes from fantastic neighborhood pockets like West Highlands, Tennyson Street, and Sloan’s Lake!

✨ Congratulations, Lauren and Felix!✨

We have been busy at @thedencollaborative and we have so much to catch you up on!

Do you remember when these two closed on the sale of their townhome earlier this year?

Well shortly after that, they started digging into what was available on the single family home market and we decided to focus our search on the following:

📍Anywhere Thornton or outskirts

🛌 3+ Bedrooms

💲< $600,000

🚙 2+ Car Garage

🏋️‍♀️ Space for workout room

👷‍♀️ 1990 or newer

We ended up finding the perfect place on the first weekend it was on the market: super well maintained, with the perfect layout, and in a neighborhood that was ideal for them!

We bid against a few other offers and with a couple of sly strategies on the part of myself and my amazing lending partner, Bryson, we were able to win the home!

It was such a joy to guide these two through their first single-family home purchase. And while it wasn't the first time they had purchased real estate, they were still able to learn new strategies and implement them to ascertain their dream home!

Congratulations again, Felix and Lauren! Your preparation and ability to work together seamlessly gave you a leg up in winning this special property against the other folks who bid on it. There is no doubt in my mind that you ended up exactly where you were supposed to be. The team and I hope that you and the pups will enjoy your special new space for years to come!

And as always, thank you to the following people who make seamless deals possible:

Teaching Jovanna to drive with Chives himself🏎️😎✨

Quick Poll: have you been to Boondocks yet?

I'd list it as *highly underrated* for team bonding and summer fun 👯‍♀️🌞

I recommend the bumper boats to cool off, the mini golf to dry off after that, and aiming for #1 cart because it's the fastest!

The ropes course is straight up terrifying #dontdoit 😅😂

Herzlichen Glückwunsch, Lauren and Felix!!

Lauren and Felix were referred to me by Kaitie and Dylan with a rock-solid plan to sell their first investment in real estate, their townhome on Holly Street, so they could trade up for a larger home to accommodate their evolving lifestyle and family from out of the country.

We decided on a fair price point, rallied the troops and began the listing process:

🪴 Stager - occupied listing consult

🖌️Quality control specialist - tightened up the unit

🫧 Professional cleaners - spruced up the space

🤸‍♀️ The DEN Collab - partially staged to neutralize

📸 Roost Imagery - captured the soul of the home in photos

In the meantime, our "Coming Soon" campaign went LIVE 🔴 and I started getting calls. We received an offer before photos were up and decided to push the listing to "Active" so that buyers could start touring the home.

By Tuesday evening, we had two amazing offers in hand - both over the asking price!!

Thanks to their hard work in maintaining their townhome over the years, Lauren and Felix were able to sail through inspections without the buyers batting an eye! And before they knew it, they were gearing up to find their next home.

Thank you for your trust in me and my team, Lauren and Felix! As always, I am so grateful that we were able to get you the highest price possible with the least amount of stress throughout the transaction.

Thank you also to the folks who made this transaction possible!
