Finally made it out to @texasfreshwaterfisheriescenter in Athens, TX to see what me and my camera could find! It was a wonderful place to visit and very friendly for any type of visitor rather you want to fish in one of the multiple public ponds, learn about hatcheries inside the aquarium, or bird watch down the hiking trail, I definitely recommend this place for any and all nature lovers! Swipe along to see some of the creatures I was able to find on our visit!—> Captured on @canonusa Rebel T5i + EF 75-300mm f/4-5.6 III A winter visitor to Texas, a White-Throated Sparrow(Zonotrichia albicollis) hidden in the bush! A beautiful American White Waterlily(Nymphaea odorata) A very curious fawn White-tailed Deer(Odocoileus virginianus) This Red-bellied Woodpecker(Melanerpes carolinus) showing us just how flexible that neck can be to find his hidden nuts from years past! A lifer for me, a gorgeous Lincoln’s Sparrow(Melospiza lincolnii), another winter visitor to Texas! Gotta love new seasons bringing in new birds! The always stunning Gulf Fritillary(Dione vanillae) getting some breakfast! Another lifer, a female or young male Yellow-rumped Warbler(Setophaga coronata) stopped for just long enough for me to get this picture! A double whammy, this large Pond Slider(Trachemys scripta) and its little buddy Red-Eared Slider(Trachemys scripta ssp. elegans) basking in the sun trying to warm up for the day! A pair of hunting Great Egrets(Ardea alba) looking for small fish and amphibians together! This nonvenomous Western Ribbon Snake(Thamnophis proximus) came out to bask on the sidewalk! The carnivorous plant species Pale Pitcher Plants(Sarracenia alata) can be found in very small bog at the center! An Eastern Pheobe(Sayornis phoebe) down at the end of the trail by a duck blind they have set up right on a pond perfect for all photographers! Another Red-bellied Woodpecker eating from one of the holes in this tree! The momma to the fawn from earlier, this female White-tailed Deer was also extremely chill to be so close to humans!

The sky full of bats 🦇 🦇 Bracken Bat Cave is home to the world’s largest colony of bats, holding up to 20 million Mexican free-tailed bats every summer. 🦇 It is the largest known gathering of mammals anywhere on Earth. 🦇The colony consumes over 140 tons of insects every single night. 🦇The nightly flight out of the cave takes up to 4.5 hours. 🦇 Inside the cave, up to 500 baby pups can squeeze into a single square foot of space to stay warm. #batsofinstagram #batcave #brackencave #visitsanantonio #traveltexas

Before I ever raised a dollar, I inherited a problem. An interest in 50 acres. Multiple heirs. Family members buried on the property since the early 1800s. “Here’s your inheritance. Figure out what to do with it.” That meant navigating title issues, hiring the right attorneys, overseeing local demolition contractors and working with state agencies on cemetery registration. Working through it taught me to ask better questions, bring the right people together and stay with a problem long enough to find a path forward. At first, I thought it was just our family’s challenge. Then I started meeting other families carrying their own version of it. One family’s land assemblage was built over 50 years. That is a lifetime of work and stewardship. Their next chapter deserves that same care. Since launching Boone Capital in July 2025, 241+ conversations—with families, multi-family offices and others across the land economy—have brought me into confidential property discussions spanning nearly 30,000 acres, from Oregon to the East Coast. Land has no one-size-fits-all solution. Sometimes the answer is keeping a farm productive. Sometimes it involves conservation, a different capital structure or exploring a future in public ownership. It takes listening, patience and the ability to connect families with operators, attorneys, lenders, agencies and conservation partners. A steward has to be a Swiss Army knife in cowboy boots. I believe God has given me a calling to serve these families and the next generation of stewards. I’m grateful for every relationship this work has brought into my life. I inherited a problem. I found a calling. Private equity for good. If your family is facing a complicated land situation, I’d welcome a conversation. Great to catch up with my old friend Senator Kay Bailey Hutchison when Tracy and I were in Dallas earlier this week supporting The Nature Conservancy. Kay and I served in Senate leadership together, and here's a fun flashback of us looking just a few years younger! Kay has always been a trailblazer for Texas, and it was a joy to reconnect.
