🔥BEAUTY OF THE WEEK 🔥

They don’t build these anymore.

Gated. 1.5+ acres. A 60x30 shop bigger than most people’s houses. And a full 3-bed guest home hiding in the back.

This is the property car guys, entrepreneurs, and families outgrowing the suburbs have been searching for and it rarely comes up for sale.

Welcome to the ultimate Country Living + Luxury Design estate.

✅ Gated entrance | 1.5+ private acres
✅ 6,800+ sq. ft. footprint, fully furnished & designer-decorated
✅ Floor-to-ceiling windows, palatial open layout
✅ 2 custom kitchens built for entertaining
✅ High-tech media room + designer lighting throughout
✅ Oversized balcony + basement/storm shelter
✅ 60’ x 30’ shop — 3 bays, 5 roll-up doors, epoxy floors, electric lift, water + electric

PLUS: a nearly 1,500 sq. ft. 3-bed/2-bath guest home in back perfect for family, guests, a home business, or rental income. 🔑

🚗 Car collectors, contractors, and business owners — this shop alone makes the property nearly impossible to replace.

This isn’t a “drive-by” listing. You have to walk it to believe it.

🗽DEAL OF THE DAY 🗽

POV: You wake up to sunrise over the Atlantic… then watch sunset over the Intracoastal from the SAME condo.

Most condos give you a view.

This one gives you both sides of the day.

Welcome to this substantially updated 18th-floor oceanfront residence on Singer Island, Florida.

And there’s one detail buyers need to know:

💰 The seller is paying the current special assessment.

Now look at what comes with it:

🌊 Sweeping Atlantic Ocean + Intracoastal views

🏢 Private 18th-floor setting

🪟 Floor-to-ceiling impact windows + sliding glass doors

☀️ Natural light throughout

🍽️ Updated eat-in kitchen

✨ Quartz countertops

🗄️ Custom cabinetry

🏡 Open-concept living + dining space

🪵 Luxury vinyl plank + porcelain tile flooring

🧳 Turnkey + move-in ready

But the lifestyle may be the bigger story.

🏖️ Private beach access
🏊 Heated oceanfront pool + spa
💪 Fitness center
🥂 Clubhouse
🔥 BBQ area
🛡️ Gated security
👨‍✈️ 24-hour manned lobby

And you’re minutes from:

📍 Palm Beach Island
🍽️ Waterfront dining
⛵ Marinas
⛳ Championship golf
🛍️ Shopping
✈️ Palm Beach International Airport

So the question isn’t:

“Does it have an ocean view?”

The question is:

Would you rather watch sunrise over the Atlantic… or sunset over the Intracoastal?

Because here, you don’t have to choose.

📲 Comment or DM SINGER” for, full photo package, monthly HOA details, assessment information, and a private showing.

🔖 Save this if Singer Island oceanfront condos are on your 2026 buying list.

🔥 DEAL OF THE DAY 🔥

YOUR LANDLORD JUST BLOCKED ME.

🏡 THIS is how you buy a home without a new mortgage.

Yes, you read that right comes with an ASSUMABLE MORTGAGE (2.8) and a RENT-TO-OWN option.

That means a rate you can’t get anywhere else in today’s market, and a path to ownership even if your credit or down payment isn’t “perfect” yet.

Oh and if you’re in Broward County, you may qualify for up to $100K in down payment assistance. 👀

Let that sink in.

4 Bed | 2.5 Bath | 🚗 2-Car Garage (epoxy floors)

2639 sqft.

Freshly painted top to bottom, this two-story home gives you space to grow AND a blank canvas to make it yours.

The kitchen feautures granite counters, wood cabinetry, reverse osmosis water system, LG appliances all opening to a family room built for real life.

Upstairs: an oversized primary suite with large TWO walk-in closets + dual vanities, plus 3 more bedrooms for family, guests, or that home office you keep talking about.

The big-ticket stuff? Already done for you:
✅ Newer roof
✅ Solar panels (energy bills, meet your reduction)
✅ 2024 water heater
✅ Accordion shutters throughout
✅ Fully fenced backyard with pavers + mature fruit trees

This isn’t just a house. It’s a shortcut to space, to comfort, to ownership.

👉 DM me “COCONUT” for the assumable loan details, rent-to-own terms, and grant eligibility before this one’s gone.

🔥 DEAL OF THE DAY 🔥

Most people scroll past a 3-bedroom because they assume it’s too small.

That would be a mistake here.

This home sits on a HALF-ACRE DOUBLE LOT and gives you something you almost never see:

TWO PRIMARY SUITES. 🤯

But it gets better.

🏡 3 spacious bedrooms

🛏️ 2 primary suites

🏊 Screened pool

💦 Private spa

🌴 Oversized fenced yard

🚿 Cabana bath

✨ Updated kitchen

🔥 New stainless-steel appliances

🚪 Bonus space with a private entrance

🛋️ Available furnished OR unfurnished

And that bonus space?

Make it a:

Home gym.

Office.

Guest retreat.

Game room.

Studio.

Private hangout.

Your house. Your rules.

Now imagine this:

You wake up with room to breathe.

Nobody is fighting over bathrooms.

Guests have their own space.

The dog actually has a backyard.

And instead of planning a weekend getaway…

your backyard IS the getaway.

This isn’t just “more house.”

It’s more privacy.

More flexibility.

More entertaining space.

More options.

DOUBLE THE LOT.

DOUBLE THE PRIMARY SUITES.

DOUBLE THE COMFORT.

And probably double the number of people who are going to DM me about it. 👀

Want to see the PRICE + LOCATION?

Comment “DOUBLE” and I’ll send it to you.

📩 DM “DOUBLE” for the full details

💾 SAVE this before you forget about it.

📲 SEND this to the person who keeps saying, “I need more space.”

Would you use the bonus room as a GYM, OFFICE, or GUEST SUITE? 👇

🔥DEAL OF THE DAY 🔥

Dropped it Low…

Lots like this don’t relist. They disappear.

Most people will never own a house where the ocean has no gate.

This one does.

No fixed bridges. Untie the boat, and the Atlantic is yours no waiting, no permission, no ceiling on where the day takes you.

Welcome to 4100 Bayview Drive. Coral Ridge Country Club. The zip code everyone wants and almost nobody can get into.

Corner lot. Circular driveway. A pool that catches the first light every morning. A split floor plan that gives your primary suite the privacy of its own wing. A kitchen, dining room, and Florida room that flow into each other so well, people stop wanting to leave.

Here’s the part most listings won’t tell you:
The lot next door literally two doors down just sold for $2.2M. Cash. No financing contingency. No negotiating. Someone saw what this street was about to become and moved before the rest of the market caught on.

You’re looking at the same opportunity right now.
No HOA telling you what to do with your own property. Impact windows already in. Newer roof. Updated kitchen.

The lot has room to build up all the way to 3 stories, if you want to create the one waterfront home Coral Ridge doesn’t have enough of. (Swipe to see what that could look like. 👉)

This is a house for the person who doesn’t wait for permission. Snowbird chasing six months of sun. Investor who moves while everyone else is still “thinking about it.” Family ready to stop dreaming about waterfront and just live it.

Comment “BAYVIEW” or DM me for the private showing, the comps, and the full build-out concept.

#coralridge #teardown #fyp #explorer #ftlauderdale

She said small docks matter.

28 ft of water frontage. Jet skis, small boats, can fit

2349 Sqft* confirm with an independent appraiser.’

Based of these setbacks + schematics this property can be built up to 3 stories.

Repositioned with front of the home is the side of the house adding even more square footage and privacy.

4030 Bayview just sold 8.04.2026 for $2.2 Cash!

This is the same exact lot 28 ft. of frontage as 4100 Bayview.

Key differences is the home as repositioned.

The renter (unapproved buyer) you ignored today could be your $500,000 buyer tomorrow.

You’re not losing deals because the market is slow.

You’re losing them because you’re ignoring the people already raising their hands:

Renters.

They’re searching listings.

Asking questions.

Relocating for work.

Changing schools.

Going through divorce.

Building credit @rentalkharma

Waiting for the right time to buy.

And most agents do almost nothing with those leads.

One lazy message.

No follow-up.

No system.

No relationship.

Then, six months later, that renter buys a home with the agent who actually helped them.

That’s the opportunity most agents never see.

A $2,500-per-month renter could become:

🏠 A $500,000 buyer

📈 A future seller

🤝 A referral source

🔑 A repeat client

💰 Income today and pipeline for tomorrow

Join me for a live training showing real estate agents how to:

•Get more listings + sell stale listings faster

•How to go viral on social media + find motivated buyers

• Find rental leads with genuine buyer potential

• Start conversations that actually get responses

• Create rental income while building a buyer pipeline

• Follow up without begging, chasing or sounding desperate

• Turn renters into buyers, sellers and referrals

Then Kimberly Wilson @rentalbeast will demonstrate how to use Rental Beast to find opportunities, serve renters faster and organize your rental business.

The agents who build the relationship first usually win the transaction later.

Renters are already in your market.

The only question is:

Will they build the relationship with you or another agent?

Comment “BUYERS” or send me a DM to reserve your seat.

This closing almost didn’t happen. But I have to tell you why it did.

When Christopher first came to me, he had a plan.

Job transfer. Relocating to Idaho. New chapter.

I connected him with a realtor in Idaho, got him pre-approved, and we were ready to move.

Then the transfer fell through.

Most people would’ve said “okay, call me when you’re ready” and moved on.

I didn’t.

I called him and said: You’re still pre-approved. You still have a dream. Let’s not walk away from it.

So we pivoted. Back to Texas. Back to the drawing board.

I connected him with another agent from my referral network at @realbrokerage and @nicknameluca went to WORK. 🦾

Nick found the community. Nick took Christopher to see it. And when Smith Douglas Homes wanted to use their preferred lender? Nick fought for me to stay on the file as an outside lender.

That loyalty? That’s what real partnership looks like.

Then came the delays. The back and forths. The unexpected hail storm 😳 The moments that tested ALL of us.

But we did not quit on Christopher.

And last Friday? We closed. 🏡🔑🤸🏽‍♀️

New construction. USDA. 0% down. Instant equity. Money back at closing. Texas. Done.

This is what happens when you don’t give up on your people, and your people don’t give up on you.

Shoutout to my team at @reliablemortgagecompany2026 for pushing through.

Shoutout to Nick for riding for his client AND his lender.

And shoutout to Christopher for trusting the process even when it got hard. And reaching his goal for him and his family. 🏡

FYI @smithdouglashomes is building in Texas AND the Atlanta metro and I am actively working with buyers in multiple states. 👀

If you’re looking at new construction, let me show you what’s possible.

📧 Comment or DM me NEW HOME and let’s build your story.

Rain. Sleet. Hail. Snow. We find a way to the closing table. Every. Single. Time. 🔑 👑
