Qualified Opportunity: Fundrise Commercial Investments in West Adams, Los Angeles (2017–2026)
By @kinnanesmith
@nomadicdivision

West Adams has been a contested site for housing rights since the California Supreme Court struck down racially restrictive covenants in West Adams’ wealthy Black enclave of Sugar Hill in 1945. In 1954, that same Black community was demolished by the state to make way for the I-10 freeway. Today, West Adams falls under several Qualified Opportunity Zones (QOZs), a federal program offering tax incentives for private real estate investment in designated tracts.

Harrison Kinnane Smith’s commission for LAND, Qualified Opportunity, focuses on Fundrise, one of the world’s largest real estate private equity investors and platforms, and its instrumentalization of Qualified Opportunity Zones. The artist’s book features photographs and real estate data detailing every commercial property purchased by Fundrise in the Jefferson Boulevard corridor of central Los Angeles since the Opportunity Zone program began in 2017.

Openly accessible on Library Stack.

QUANNAH CHASINGHORSE, the fourth-generation Indigenous land protector and model, speaks with @celinecelines about ancestral knowledge, intergenerational trauma, environmental justice, and the inseparable relationship between personal and planetary wellbeing. Photographed by CAMERON MCCOOL. Wearing @jacquemariemage

Across nearly 400 pages, Autre’s Fall/Winter 2026–27 WELLNESS ISSUE investigates the almost $7 trillion wellness-industrial complex and its ever-elusive promises of longevity, beauty, happiness, and human perfection. From the coastal elitism of luxury wellness culture to the political fringes of alternative medicine, from neuroscience and ancient healing practices to the commodification of the body, this issue examines a world increasingly obsessed with perfecting the individual rather than healing the collective

anacapa is an illusion, 2026.

The island’s Chumash name, Anacapa, is often translated as “illusion” or “mirage,” and the title of the piece takes the name at its word. The title unfolds from there: beauty may overwhelm perception to the point of unreality, and an environment may become something remembered rather than experienced.

These are not conditions particular to one island. On the left, birds and dolphins gather in a feeding frenzy, a moment of abundance and collective movement. On the right, a stone archway is layered with an image from the land near the bunker, two distant geographies collapsing into a single, unstable terrain. Across the triptych, the blues of the sky and ocean flow into one another, dissolving the horizon and confusing air with water.

Los Angeles Nomadic Division (@nomadicdivision) presents 𝘔𝘰𝘯𝘪𝘤𝘢 𝘔𝘢𝘫𝘰𝘭𝘪: 𝘊𝘰𝘶𝘯𝘵𝘦𝘳𝘷𝘪𝘴𝘪𝘰𝘯, on view at the June L. Mazer Lesbian Archives (@mazerlesbianarchives) in West Hollywood through November 21, 2026. Bringing together new drawings and archival materials from Sisterhood Bookstore, the exhibition explores lesbian image-making, collective creativity, and cultural memory.

Drawing on research into the work of photographers Joan E. Biren, Tee A. Corinne, Honey Lee Cottrell, and Ruth Mountaingrove, Majoli revisits the Ovulars, a series of collaborative photography workshops held at a feminist lesbian commune in rural Oregon between 1979 and 1983. Her new drawings depict women creating together and are presented in flat files that visitors are invited to handle directly.

Alongside these works, Majoli has selected materials from Sisterhood Bookstore, a feminist cultural hub in Los Angeles that operated from 1972 to 1999 and helped shape the artist's understanding of lesbian life and identity.

Organized by LAND Deputy Director Christopher Mangum-James, Countervision is free to visit by appointment Thursday through Saturday, 11 AM–5 PM, at 626 N. Robertson Boulevard in West Hollywood.

LOS ANGELES - Monica Majoli: Countervision is on view at Los Angeles Nomadic Division (LAND) through December 21.

For Countervision, Majoli presents a series of drawings set in The June L. Mazer Lesbian Archives. Sourced from photographs taken at the Ovulars, the works tenderly render the bodies of nude women collectively creating together. A grouping of drawings are presented in a five-drawer flat file within a custom-built display structure. Underscoring their intimacy, the works are unframed and you are encouraged to handle them with care. Other drawings and related materials have been discreetly embedded within the extensive collections at the Mazer, and visitors will be guided to experience them.

Alongside her work, Majoli has curated objects from the Mazer's holdings of Sisterhood Bookstore, a feminist community hub that operated in the Los Angeles neighborhood of Westwood from 1972 until 1999. As a young woman growing up in Los Angeles and coming into her sexuality, Majoli and her worldview were deeply influenced by Sisterhood Bookstore. It was there, as a teenager, that she first encountered images of lesbians living full lives, including photographs by the artists who participated in the Ovulars.

We are grateful to everyone who has visited “Monica Majoli: Countervision.” Set within The June L. Mazer Lesbian Archives in West Hollywood, the exhibition brings together a suite of new drawings by artist Monica Majoli alongside materials from her archival research and objects she has selected from the Mazer’s Simone Wallace Sisterhood Bookstore collection. This is a rare show that provides you with the space to physically engage with its elements — from lifting drawings in and out of flat files to flipping through rare publications and handling, with care, over 50 images reproduced from archives across the country.

Given the sensitivity of these items, every visit is unique and personally guided. We hope you’ll spend some time with “Countervision” before it closes on November 21.

“Monica Majoli: Countervision” is open Thursday—Saturday by appointment. Find out more at the link in our bio.

For her debut as LA editor of the Critics’ Table, @julianahalpert, as expected, leads with the unexpected.

While the galleries opened with their September wares, one of the first stops in Halpert’s two-week gallery marathon was a windowless space off Melrose, the June L. Mazer Lesbian Archives. @mmajoli3’s drawings of unclad women establish a classic motif to track through an assortment of shows our critic reviews, from @maleriemarder’s solo presentation at Seasons, to “Hard Line Women” at @nonakahillgallery, and more.

The next project at Ruth Arts is brewing…

In their first presentation outside of the West Coast since 2016, Los Angeles Nomadic Division (LAND) presents “The Well,” a large-scale, deeply transcendent, site-specific installation by LA-based artist Rosha Yaghmai.

Drawing on Southern California’s tradition of material experimentation and histories of New Age mysticism and psychedelia, Yaghmai’s works are sculptural mysteries in their own right. Reflecting upon her own diasporic experience, the artist transforms the exhibition space into a place for looking inward, creating a slippage between internal and external worlds.

“Rosha Yaghmai: The Well” opens December 11!

“The invitation from Ruth Arts to activate their space with artist Rosha Yaghmai has proven to be a transformative experience. The opportunity to work site-specifically in the Midwest, in the lineage of the visionary work of Ruth DeYoung Kohler II, has inspired a profound journey between LAND and Rosha, an artist whose work I have long admired.” said Laura Hyatt, Director of Los Angeles Nomadic Division.

This winter, LAND opens a new project at Ruth Arts with California-based, multivalent artist Rosha Yaghmai. Her project takes cues from a vast array of moments in her life, including Midwest grottoes, the Altadena land where Yaghmai’s family lived, Los Angeles film history, past lives, mediumship, and some unexplained mysteries in between.

“The Well” runs from December 11 through June 21!
