Why we bought 5 acres of desert 🌵

You can't write off land, so cheap land means more write-offs. Look at the desert, central Florida, and small-town Texas. Skip the beach towns.

Not tax advice, talk to your CPA. DM me "COST SEG."

You're either paying the IRS or buying a property. I'd rather own the property.

In 2024 I paid $0 in personal federal income tax. Legally. Here's how.

I own an Airbnb cabin in Big Bear. I paid about $3,700 for a cost segregation study. It moved about $108K of the property into faster write-offs (5 and 15 years instead of 39).

That made the cabin show a big loss on paper, even though it was making money.

The STR rule: if the average guest stays 7 days or less and you put in the real hours running it yourself, that loss can offset your other income.

It wiped out my federal income tax for 2024, and I got $18,461 back.

That money was either going to the IRS or into a property I own. I picked the property.

Here's what I did, talk to your CPA, not tax advice. My results, not a guarantee.

DM me "BIG BEAR" if you want to know if this could work for you. Follow for Ep 4.

I paid $525K for my Big Bear cabin. A $3,700 study helped turn it into an $18K tax refund.

Cost segregation splits the property into parts, so furniture, appliances, and landscaping get written off in 5 to 15 years instead of 39. That's how the cabin offsets my taxes.

Talk to your CPA. DM me "Big Bear" to hear how I picked it.

My Big Bear Airbnb got me $18,461 back from the IRS.

The way I see it, that money was either going to the IRS or into a property I own. Cost segregation let me use the cabin to offset my taxes, so I picked the property.

Talk to your CPA. DM me "Big Bear" to hear more about it.
