REALTORS, STAGE OUT THE GATE. BUT STAGE IT RIGHT!

A home I toured Sunday has been on the market for nearly a year, dropping from approximately $2.3M to $1.9M. And while pricing was certainly a factor, my staging eye caught something else.

The furniture was beautiful, but the placement didn't support how people actually live.

Just because a home is staged doesn't mean it's staged strategically.

Staging should help buyers understand a home's layout, envision their lifestyle, and see the possibilities—not leave them questioning how the space functions.

Don't sacrifice functionality for a design trend. Especially when you're marketing a luxury property.

Beautiful staging gets attention. Strategic staging gives buyers a reason to connect.

I'm Nic the Homestylist, a luxury home stager with Lydia Liang Studio, specializing in thoughtfully curated spaces that make homes unforgettable.

Realtors, let's connect before your next listing goes live!

Yesterday’s event called for fall colors, which I rarely wear, but I got into it! 🍂🍁 And you know what? I might just have to do it again! Lol! 🤎

My goal is simple: to bless God and others by using my gifts and talents for His glory. ❤️

My vocation is home staging and interior design, but my purpose, my passion, and my burning desire is to equip women to discover, develop, and use their God-given gifts and talents to advance the Kingdom of God.

Yesterday, I had the opportunity to walk in that purpose as a panelist at the Harvesting Success Business Women Brunch, under the leadership of Lauren Cole.

What a blessing to share a little of what's burning inside of me! My prayer is that every woman left feeling empowered, encouraged, and inspired to keep moving forward in what God has called her to do.

And I'm looking forward to MORE opportunities to serve in this capacity!

Next up: The Elevate Women's Retreat, hosted by Darneisha, in beautiful Palm Springs this March! 🌸

If you're planning a women's conference, retreat, ministry gathering, or empowerment event and are looking for a keynote speaker, panelist, or breakout session facilitator, I'd love to connect!

Let's equip women to walk boldly in their God-given purpose!

REALTORS, HOMEOWNERS & DESIGN LOVERS! ✨

There's more to a beautifully staged home than what meets the eye!

One of the things I'm most excited about in my role with Lydia Liang Studio is being able to offer more than staging.

We're creating opportunities for people to bring beautifully curated furnishings into their own spaces, whether they're buying, selling, or simply ready for a refresh.

And Realtors, this is another way I can serve you and your clients beyond the sale!

See something that catches your eye? Let's connect! I'd love to show you what's possible.

Give me a space, and let me show you what I see!

There's something exciting about walking into a home and seeing possibilities that haven't quite come together yet.

This week, I had the opportunity to put my creative eye to work on my first staging assignment with Lydia Liang Studio.

And let me tell you, THIS is my happy place!

I love the creative process. The decisions. The details. The moment when everything comes together and a house begins to tell a story.

That's the difference between filling a room and presenting a lifestyle.

And for me, that's where the magic happens.

To the Realtors, homeowners, and investors preparing their next property for the market, I'd love to bring that same creativity and intention to your space.

Let's make your next listing unforgettable!

Friday fit | Stager Edition 💕

It's a comfy, casual office day for this home stager! No furniture moving today. Just cold calling, prospecting, following up, attending Realtor Zoom meetings, and preparing for next week's Realtor engagements.

Because staging isn't always about styling beautiful spaces. There's a whole lot happening behind the scenes, too! ✨

A little sneak peek from today's staging. 👀

There's something about walking into a space and seeing the possibilities.

The placement, the layers, the finishing touches… it's all part of the art of creating a space that makes you stop, look, and feel something.

And this? This is the part I love. 🤍

And I'm walking into it with faith, expectation, and a whole lot of gratitude.

I'm learning that just because I haven't seen the harvest doesn't mean the seeds I planted aren't growing. 🌱

This season is teaching me to trust God's timing, steward what's in my hands, and stay connected to women who encourage, challenge, and inspire me to keep going.

Growth takes faith, consistency, and community. And we weren't meant to do it alone! 💕

I'm excited to be speaking at Business Women Brunchin's Harvesting Success on October 24th in Rancho Cucamonga!

If you're a woman in business who's ready to grow, connect, collaborate, and be encouraged, I'd love to see you there!

✨ Use code NICCI10 for $10 off your ticket!

Keep planting. Keep watering. Keep believing. Your harvest is worth the wait. 🌱

Just because you CAN doesn't mean you SHOULD. 😉

You can sell a house without staging it. Absolutely!

But here's the thing… presentation changes perception.

And in real estate, perception influences how buyers connect with a property.

Home staging isn't just about making a house look pretty. It's about creating an experience that helps buyers envision the lifestyle a home offers.

Whether it's a starter home or a multimillion-dollar luxury property, how you present it matters.

Because the goal isn't just to get it SOLD. It's to position it to sell at its best.

✨ Staging is strategy, not just décor.
