Real estate agents: how are you making money BETWEEN closings?

Real estate is seasonal, and even good agents can have gaps between commission checks.

Join me, my business partner Liz Brown, and top-producing Idaho agent Melissa Holm for Momentum Monday Mastermind as we discuss additional revenue opportunities agents can build alongside their production.

Comment MONDAY and I’ll send you the information to join us.

PCSing to Fort Hood? Five things I wish more soldiers knew:

1. Killeen and Harker Heights aren’t your only options.
2. Your gate matters as much as your mileage.
3. Central Texas has more to do than what’s outside post.
4. Your BAH isn’t a spending challenge.
5. Think about your NEXT PCS before you buy.

Comment PCS and I’ll be in touch with my Fort Hood Relocation Guide.

Things you start noticing after living in Texas — Part 3:

1. Distance is measured in hours.
2. Your air conditioner becomes a member of the family.
3. “Fixin’ to” is a legitimate unit of time.
4. There is a drive-thru for EVERYTHING.

Live here long enough and somehow none of this seems unusual anymore.

You know you’re moving. Your pet doesn’t.

They just know boxes appeared, furniture disappeared, their routine changed—and suddenly they’re going somewhere new.

Keeping familiar routines, smells, toys and essentials accessible can help make the transition easier.

Thinking about moving to Lake Belton?

Four things most folks don’t think about:

1. Your favorite boat ramp can disappear.
2. “Across the lake” isn’t across the street.
3. You’ll probably have a favorite side of the lake.
4. Your backyard may end before the water—and the Corps might be your back-fence neighbor.

Lake living has its quirks. Know what you’re buying.

Comment LAKE BELTON for information about the area and available properties.

I hated hosting open houses until I started doing THIS: having a plan.

Get your buddy lined up early. Create your flyer. Share it across social and email. Plan your promotion, supplies, setup, follow-up—and stop waiting until the morning of the open house to figure everything out.

I turned my process into a checklist.

Comment PERFECT and I’ll send you my free Practically Perfect Open House Checklist.

Remember playing dominoes as a kid? One falls, and the rest follow.

Business works the same way.

When you surround yourself with the right people, you create a domino effect that can completely change your business.

I partnered with Liz Brown for social media coaching and Stacey McVey for the backend systems.

But here’s the important part… I didn’t just hire them. I implemented what they taught me.

And the results? An incredible year of growth.

Now we’re taking what we built for my business and helping other agents do the same.

What we built for me can be built for ANY agent.

Not a cookie-cutter system. A strategy built around YOUR market, YOUR strengths, and YOUR goals.

Because success isn’t about doing everything yourself. It’s about finding the right people and putting the right pieces together.

That’s the domino effect.

5 things I’ve learned playing Magic that translate surprisingly well to real estate.

A good deck isn’t enough. Expensive doesn’t mean better. Experience helps you see things coming. Eventually, you’re getting board wiped. And most importantly: build something that can come back.

Friday nights I’m usually playing Commander at Battleground Games & Collectibles inside Sendero Shooting Sports in Belton, 7 until close.

Comment MAGIC and tell me what you’re playing.

5 things nobody thinks about before living in Texas:

1. Lone Stars are EVERYWHERE.
2. “Just down the road” could mean 10 minutes or 90.
3. No state individual income tax doesn’t mean you can ignore property taxes.
4. Breakfast tacos are practically a food group.
5. Keep a jacket AND shorts nearby. Texas weather likes options.

Moving with pets? Don’t forget the things they can’t remind you about.

1. Your pet doesn’t know you’re moving.
2. Your new backyard might not be pet-ready.
3. Your pet needs a moving-day bag, too.

A little planning can make the transition easier before, during, and after moving day.

Moving to Florida? Are you more of a NE Florida or SE Florida person?

You might be surprised how different the lifestyles can be!

NORTHEAST FLORIDA

Think Jacksonville, St. Augustine, and Amelia Island.

More noticeable seasons, historic coastal towns, Southern charm, beautiful beaches, golf communities, and a little more room to spread out.

SOUTHEAST FLORIDA

Think Stuart, Jupiter, Palm Beach Gardens, Boca Raton, Fort Lauderdale, and Miami.

Warmer winters, tropical landscaping, boating, waterfront restaurants, golf and country clubs, and year-round outdoor living.

Both have beautiful beaches, amazing communities, and plenty to offer.

But the lifestyle and atmosphere can feel completely different!

TIME TO VOTE!

Are you choosing NORTH or SOUTH?

Drop NORTH or SOUTH in the comments. I want to see which one wins!
