Great to have Roger Fagg shadow me on a sales valuation in Peckham today.

Roger is arguably one of the most experienced agents in our group, with a fantastic career across London, the Middle East and internationally — excelling within major corporates as well as running his own independent agency.

He’s now partnered with eXp to build the next chapter of his business — benefiting from the global network, operating across both buying and selling, and adding even more strength to our Prime Central London offering.

Hopefully useful for Roger to hear how I present and pitch as an independent agent too — we’re all constantly learning from each other.

Even better, this valuation came through another referral and gives us an opportunity to collaborate together in Peckham.

Another seriously experienced agent joining the group.

Looking forward to supporting Roger, collaborating on opportunities and helping him build an incredible business at eXp.

One of the biggest reasons I love being part of eXp?

The culture.

For so many years, estate agency has been built around competition.

At eXp, it's built around collaboration.

Agents openly share ideas.

They share referrals.

They share knowledge.

They celebrate each other's success.

And they genuinely want to help one another build better businesses.

When you surround yourself with ambitious people who are prepared to share what's working, everyone grows faster.

It's one of the biggest mindset shifts when joining eXp.

You're no longer competing with the people around you.

You're collaborating with them.

That culture has been a huge part of my own journey over the last four years, and it's one of the reasons I've been able to build relationships with so many incredible agents across the UK and around the world.

Imagine how much faster your business could grow when you're surrounded by people who genuinely want you to succeed.

The best advice is the advice you didn’t want to hear.

An honest valuation over a flattering one. A “wait” when you wanted a “yes.” That’s what advisory should mean.

London delivered 6,325 new homes last year. The target was 88,000.🇬🇧📉

That’s the gap driving everything in this video..why rental void periods on new-build homes are so short, why regeneration areas are outperforming, and why developers are currently offering some of the best incentives we’ve seen in years.

Thinking about buying off-plan in London? Comment ‘home’ below and we’ll point you toward what’s actually available right now.

£90,000 in rent over three years. Nothing to show for it at the end!

Or a London apartment in a Berkeley Group development, 7 minutes from UCL, completing this August.

From £587,000. 5.7% estimated yield. 📈

Some decisions look obvious in hindsight.

Visited Hertford last week and it’s easy to see why this is one of the most compelling new homes locations outside London right now.

Historic market town. Canalside living. Direct trains to Liverpool Street, Moorgate and King’s Cross.

Hertford Locks by Berkeley has just launched and it’s extremely impressive. The development sits directly on the canal, across 8.8 acres with one and two bedroom apartments, and three and four bedroom townhouses.

Rents in Hertford are up 43% over five years and the East of England is forecast to outperform Greater London on price growth over the next five years.

Whether you’re buying to live or buying to invest, the fundamentals here are genuinely strong. It’s the perfect place to bring up a family as well as being an easy commute to central London for work. There is also really good employment opportunities in the local area.

Jebel Sifah, Oman 🇴🇲

Marina living, mountains on one side, the sea on the other. This is what 5.5km of Omani coastline and 15 years of masterplanned development looks like in real life. We are a huge fan of this!

On our latest visit with our team it is easy to see why so many people are choosing to have a second home here. There is something really special about this part of the world.

Built by Muriya, the partnership behind some of Oman’s most established freehold communities, Jebel Sifah offers villas, townhouses and apartments just 35 minutes from Muscat.

⛵️117-berth marina | 9-hole PGA golf course | private beach clubs

📈 100% foreign ownership, residency eligibility, rental yields typically 9–10%

Whether it’s a weekend escape or a long term investment, this is a truly special location.

DM or message us for current pricing and availability.

There are very few addresses in London where history, architecture and contemporary living converge quite like Chelsea Barracks.🇬🇧🌳

This is Mulberry Square, one of seven private garden squares within the development, and home to this exceptional fourth floor residence spanning 2,645 sq ft in the heart of Belgravia.
Three bedrooms. Three ensuite bathrooms. Four balconies flooding the apartment with natural light. Views over beautifully landscaped gardens that feel a world away from the city outside.

Beyond the front door: a private spa, 25m swimming pool, state-of-the-art gym, cinema room and 24 hour concierge. Sloane Square, the King's Road and the Thames are minutes on foot.

Properties of this calibre at Chelsea Barracks rarely come to market in this way.

3 bedrooms | 3 bathrooms | 2,645 sqft

Asking Price £14,000,000.

New Off-Plan Launch🌿🏡

Introducing Al Ghadeer Gardens. This is a new nature led community strategically positioned between Abu Dhabi & Dubai. The development is by Aldar, one of the very best developers in the UAE and they deliver really exceptional communities and new homes!🇦🇪

What makes this project super interesting is that it reflects a recent change happening across the UAE property market.

More and more buyers are prioritising:

- Space
- Greenery
- Wellness
- Family lifestyle
- Community focused living

…rather than simply high density urban towers.

The project will feature:

• 2, 3 & 4-bedroom townhouses and villas
• Over 30,000 sqm of landscaped open space
• Swimming pools, sports courts & wellness amenities
• Future Aldar British school within the community
• Excellent connectivity to both Abu Dhabi & Dubai

💰 Prices from AED 1.7M
💳 55/45 payment plan
📍 Strategic location between both emirates

I think this is genuinely one of the more interesting family focused launches currently coming to market in the UAE.

Really love that they are building a new British school within this community, which will make life for families extremely convenient. The positioning between Dubai and Abu Dhabi means that you really get the best of both cities.

DM for prices, floorplans & availability.

We are really excited about the forthcoming launch of Al Ghadeer Gardens by Aldar. 🌳This impressive new project will bring modern family living to the key growth corridor between Abu Dhabi and Dubai. It is an exceptional opportunity for both investors and for people living in the UAE to have the chance to live equidistant between the two cities.

The community will significantly enhance education options in the area with the opening of a British school. It's only 20 minutes from Expo City Dubai, Lifestyle Destinations in southern Dubai, and Al Maktoum International Airport. ✈️

This new residential community will offer a collection of 437 villas and townhouses within a walkable nature-led master plan. There will also be an extensive selection of recreational and wellness amenities for residents. 🏊‍♂️🏀🌱

Huge changes for landlords and tenants in England 🇬🇧

The new Renters’ Rights Act 2025 will completely reshape the private rental market.

In this reel, I break down:

• The end of Section 21 evictions
• New tenancy rules
• Rent increase changes
• Stronger tenant protections
• What landlords should be preparing for now

A lot of landlords are worried about these changes… but the reality is that demand for quality rental property in London and across England remains incredibly strong.

The market will adapt, but understanding these changes early is going to be very important.

What do you think about the new legislation? 👇
