📣 Join us at our next Gloucestershire pin meeting on Monday 19 October, from 6pm at @dunkertonspark !

Katie Coggins will be kicking things off, speaking about how to create a business that doesn’t need you in it. If you want more freedom and a business that can thrive without your constant involvement, this is a talk you won’t want to miss.

We’ll then follow up with speed networking. It’s a great way to meet as many new people as possible, introduce yourself and your business, and make connections in a friendly, welcoming atmosphere.

🎟️ First time attending? Use the code Ruth01 when booking to come along as my guest.

Whether you’re new to property or already investing, I’d love to see you there!

Ocho… number 8, and feeling very lucky indeed. ✨🥂

An exclusive invitation from @ruth_hunter_property to a private members’ club, a table full of brilliant property minds, and an amazing brunch.

Deals shared, numbers crunched, ideas challenged… all over something considerably nicer than a site-office sandwich. 😄

The conversation was as good as the food — and that’s saying something. Thank you for having me @mjphomes looking forward to the catch up and next event!

At our next Gloucestershire pin meeting, we’re doing something a little different...

🏡 LIVE PROPERTY DEAL CLINIC

Got a property deal you’re looking at but not sure if it really stacks up? 👀

We’re inviting property investors to send us their deals ahead of the meeting and have them assessed by our expert panel. (Location will be kept anonymous!)

We’ll have a Project Manager, Valuer, Mortgage Broker and Estate Agent looking at the selected deals in advance.

Then, on the night, we’ll crunch the numbers live in front of the room.
We’ll look at the costs, finance, potential end value, exit strategy, risks and opportunities and answer the big question...

Would our panel actually do the deal?

It could be a flip, BRRRR, HMO, serviced accommodation, commercial to residential conversion or simply a deal you’ve found and want another set of eyes on.

🔒 Your deal will be kept anonymous. We won’t share the exact address, location or property frontage, so your opportunity remains protected.

No deal to submit? Come along anyway. There’s going to be a huge amount to learn from watching real property deals and real numbers being analysed from four completely different professional perspectives.

📅 Monday 21st September
📍 Dunkertons, Cheltenham
⏰ 6pm

Got a deal? Send it to me and we’ll consider it for the clinic.

Something a little different this month... 👀

If you’ve ever left a networking event thinking, “I wish I’d asked that question...” then this is the meeting for you.

Next Monday, 20th July, we’re swapping our usual two-speaker format for an interactive ‘Property Mastermind’ at our Gloucestershire pin meeting.

Instead of sitting back and listening, you’ll have the opportunity to bring along a challenge you’re facing in your property business and tap into the experience, ideas and perspectives of the room. Sometimes the solution is one conversation away.

Not got a property problem to share? Come along anyway.

Listening to real-life situations, hearing how experienced investors approach challenges, and learning from the discussion is incredibly valuable, especially if you’re new to property or looking to take the next step.

📍 Dunkertons Park, Cheltenham
🕕 Networking from 6pm

Whether you’re just starting out or have years of experience, this will be an evening of collaboration, learning and great conversations.

Get your ticket here and if purchased by 6pm tomorrow you will be entered into the prize draw to win a ticket to the coveted three day event in September Property Magic Live.

If it’s your first time use my code Ruth01 to come as my guest.

What if the biggest barrier disabled people face isn’t their disability… but the homes we build?

In the latest episode of Accessible Housing Matters UK, I sat down with accessibility consultant and advocate Luis Canto E Castro for a powerful conversation about the reality of living in inaccessible housing.

From unsafe door thresholds and inaccessible bathrooms, to the emotional toll of fighting for basic adaptations, Luis shares firsthand what so many people across the UK are experiencing every day.

One of the most shocking parts?

Despite needing major adaptations, Luis was refused support through the Disabled Facilities Grant because the system only looked at household income, not the actual cost of living with a disability.

We talk about:
✨ Why accessible homes should be built properly from the start
✨ The flaws in the DFG system
✨ How developers continue to remove accessibility from schemes
✨ The importance of independence, dignity and quality of life
✨ Why lived experience must shape housing policy

This episode is honest, emotional and incredibly important.

Accessible housing is not a luxury.
It’s not a niche.
It’s basic human dignity.

The best investment I ever made?
Not a property. Not a course.

A mentor.

Working with a mentor has completely changed how I approach business, life, and myself.

I've learned to:
• Make business decisions with clarity and strategy, not just instinct
• Set and achieve goals while staying aligned with my values
• Take calculated risks that pay off, instead of fearing the unknown
• Navigate the unexpected, wins and setbacks alike, without losing confidence
• Handle the highs and lows of property development with resilience and perspective

Mentorship isn't just about learning skills. It's about expanding your mindset, seeing possibilities where you once saw obstacles, and trusting that challenges are part of the journey.

I'm forever grateful for this guidance. It's hands down the best investment I've ever made, and it continues to shape how I build my business, my life, and the homes I create.

I've also made a great friend along the way! @____beespace

Do you have a mentor or someone guiding your journey? How have they changed the way you think?

Whether you’re looking to get into small developments, commercial to residential conversions, or simply want to stay ahead as a landlord, this is going to be a really valuable evening.

We’ll be joined by @ritchieclapson from @propertyceotraining who’ll be sharing insights into commercial to residential projects and small-scale developments, including how investors and developers can start thinking bigger with their property strategies.

We’ll also have Easton Harris from @tribe_property_compliance talking all things landlord compliance and how to stay on top of ever-changing regulations with the help of their new platform.

As always, expect great networking, great people and plenty of property conversation in the room.

Last night’s Gloucestershire pin meeting was exactly why I love this community so much.

Over 70 people in the room… and you could feel it.

The energy, the conversations, the connections being made in every corner 👏

We had huge value from our expert panel, real, honest insights on raising finance from people actually doing it, not just talking about it. The kind of conversations that genuinely move people forward. Thank you to @leckhamptonpropertygroup , @fannysnaith.cmc , @simon.hodgson.374 and @richardspenceruk

A big thank you as well to @superhostneil , who shared how he’s created wealth from something so simple, using space most people overlook. It’s a brilliant reminder that opportunities are often closer than we think.

And to top it off… we even had a few furry friends join us 🐶 which somehow made the whole evening feel even more like “our” room.

This is what pin is about.
Not just property, but people, support, learning, and momentum.

If you’ve been thinking about coming along, take this as your sign.

Come as my guest next time, use code Ruth01.

See you in the room next month where we will have @ritchieclapson from @propertyceotraining and @tribe_property_compliance joining us as our speakers!
