While the headlines are full of doom and gloom, Tom argues that waiting for certainty can be expensive. By the time sentiment turns and buyers flood back into the market, you could be competing with thousands of people again - and potentially pay 10-20% more. In this episode, we cover: Why Tom is buying property again after sitting out for several years Why rising rents and falling prices can improve investment opportunities Why waiting for certainty could cost you 10-20% more Why nobody knows the bottom until after it has happened Why investors need the courage to move against the crowd Who is winning and losing in the current property market The biggest mistake investors make when prices soften Why Tom says “misery sells” in the media Why property headlines can lag behind the real market How borrowing capacity can fall even when property prices fall What Tom would personally do if he was buying today Tom’s message is clear: No one rings a bell at the bottom of the market. We sat down with @isobeldnader who is an OG founding member of @buyersclubinvestments who bought her very first property at 19 years old! This is a very inspiring and insightful episode. We unpack a lot including: How @samarametripost talked her out of using her savings to go to Europe and instead buy a property! How that property grew six figures before she’d even settled. The wedding they paid for themselves using the equity. And the one she bought at 26 while pregnant, weeks before her income stopped. Currently….she is at three properties 🤯 Her line that stuck with me: “you rent where you want to live, and you buy where you can afford.” Most people get told the opposite. Full episode out now. Despite all the doom and gloom out there, we’re moving forward. The Gold Coast now has one of the highest rents in Australia. Locals are paying more to rent than people in Sydney, while investors from all over the country buy into their city. That’s the part that gets us. I grew up in housing commission. I know what it feels like to look at property prices and think it’s not for people like you. But here’s what most people don’t realise: you don’t have to invest where you live. You don’t need a million dollars and a Broadbeach postcode. There are growth corridors across Australia at a fraction of that price. The biggest barrier isn’t money, it’s not knowing your options. We did it in Sydney. We did it in Melbourne. Now we’re doing it on the Gold Coast, and the mission is an office in every capital city. At the end of the day, it’s all about family. That’s it for me. A special and proud moment to share with @samarametripost @roy_nassar and our incredible team.
