One year ago, Quinn Keenan and I were in the dugout.

Empty pipeline. Two 25-year-olds in support roles who’d just been handed a platform and told it was ours to build or lose.

We had no book. No track record. No reason for anyone to pick up.

So we did the only thing you can do with nothing to lose - we started calling. Not the easy names. The biggest owners in the city. The ones who had no idea who we were and no reason to care.

Most didn’t call back. Some did.

Then one of the biggest owners in Chicago trusted us with a deal. We closed it. And Quinn and I looked at each other and knew - this thing was real.

39 deals. $145M. 12 months.

I’m not posting this to spike a football. I’m posting it because a year ago I couldn’t have told you it would work, and if you’re sitting in your own version of the dugout right now - no book, no name, everyone waiting to see if you sink - I want you to know it can.

You don’t need the pedigree. You need the phone, the reps, and a partner who picks up the other line.

Commercial real estate doesn’t operate on 30-year fixed debt.

Most loans are 3, 5, 7, or 10-year terms that either come due or reset.

Which means timing matters.

Right now, borrowers are navigating a completely different environment than when they last financed — but at the same time, lenders are leaning in again.

We’re seeing stronger quotes, more flexibility, and real competition across the market.
