Want to build a successful business? Solve a problem at scale. 📈

There are two ways to make serious money: sell a lot to people with less, or sell a little to people with more.

So why HMOs? 🏡

With the UK facing a cost-of-living crisis, affordable housing is in huge demand.

HMOs offer tenants a more affordable place to live while providing investors with a profitable, scalable business model.

The best businesses don’t just make money. They solve real problems.

This morning we are back in site on this commercial to residential conversion where new steels are going in. In property development, what happens on site determines the success of your project! 🏡

You can have the best plans, the right team and a strong budget, but without regular site visits, small issues can quickly turn into BIG problems. 🚨

Here’s why site visits are so important:

✅ 𝗠𝗼𝗻𝗶𝘁𝗼𝗿 𝗣𝗿𝗼𝗴𝗿𝗲𝘀𝘀 – Make sure work is progressing to schedule and milestones are being met.

✅ 𝗠𝗮𝗶𝗻𝘁𝗮𝗶𝗻 𝗤𝘂𝗮𝗹𝗶𝘁𝘆 – Check that workmanship meets your standards and the finished product matches your vision.

✅ 𝗦𝗽𝗼𝘁 𝗣𝗿𝗼𝗯𝗹𝗲𝗺𝘀 𝗘𝗮𝗿𝗹𝘆 – Identify mistakes, delays and unexpected issues before they become costly.

✅ 𝗞𝗲𝗲𝗽 𝗖𝗼𝗻𝘁𝗿𝗮𝗰𝘁𝗼𝗿𝘀 𝗔𝗰𝗰𝗼𝘂𝗻𝘁𝗮𝗯𝗹𝗲 – Regular face-to-face communication keeps everyone focused and moving in the right direction.

✅ 𝗖𝗼𝗻𝘁𝗿𝗼𝗹 𝗬𝗼𝘂𝗿 𝗕𝘂𝗱𝗴𝗲𝘁 – Catch problems early and help prevent unnecessary costs eating into your profit.

✅ 𝗠𝗮𝗸𝗲 𝗕𝗲𝘁𝘁𝗲𝗿 𝗗𝗲𝗰𝗶𝘀𝗶𝗼𝗻𝘀 – Being on site allows you to assess situations firsthand and make informed decisions quickly.

💡 Remember: A property development project should never be managed purely from behind a desk!

Getting boots on the ground, asking the right questions and keeping a close eye on progress can make the difference between a profitable development and a costly headache.

Supported housing is making headlines but the real issue goes much deeper than landlord rents.

Demand for supported exempt accommodation has surged because councils still have a duty to house vulnerable people, while the supply of suitable housing hasn’t kept up.

The question is: are landlords the problem, or is the planning and housing system itself broken?

Let us know your thoughts below.

𝐂𝐡𝐨𝐨𝐬𝐞 𝐁𝐮𝐢𝐥𝐝𝐢𝐧𝐠𝐬 𝐖𝐢𝐭𝐡 𝐌𝐮𝐥𝐭𝐢𝐩𝐥𝐞 𝐔𝐬𝐞 𝐎𝐩𝐭𝐢𝐨𝐧𝐬

Last week we were driving through a town called Phagwara in Punjab region of India and we noticed a striking building. The design was built based on Dubai’s Burj Al Arab.

The building opened as a restaurant in 2019 and after several years of thriving trade it closed its doors a few years ago.

Once the hype had calmed down newer themed restaurants opened and this business closed its doors. The problem with this building its use is limited due to the design of the building.

This actually got me thinking that in the UK we purchase commercial buildings where businesses have closed and look at bringing them back into useful use. We do this via permitted development rights that allow us to change Class E commercial buildings to residential use via a simply Prior Approval application.

What would you change about the government’s first-time buyer scheme? 🏡

Instead of restricting support to new builds, why not open it up to the wider property market?

Buying a property below market value, making simple improvements and adding value could help first-time buyers get onto the property ladder while reducing the risk of negative equity.

What’s your take? 👇
