Buying a property with someone else? It’s worth being clear about who owns what.

A Declaration of Trust is a legally binding document that can set out each person’s share in a property, as well as what should happen if the property is sold or one owner wants to buy the other out.

It can be particularly useful if you’re contributing different amounts towards the deposit or mortgage, or if you’re an unmarried couple buying a home together.

A Declaration of Trust can cover things such as:
• How much each person has contributed
• Each person’s agreed share of the property
• How the sale proceeds should be divided
• What happens if one person wants to sell or buy the other out

If you’re buying a property together, understanding how ownership will work can help avoid uncertainty later.

Because every situation is different, it’s important to get advice from a solicitor who can make sure the Declaration of Trust reflects your individual circumstances and what you’ve agreed.

🏡 Thinking about buying your first home but unsure where to start?

Whether you're saving for a deposit, browsing Rightmove, or actively viewing properties, the process can feel overwhelming.

That's why we've created First Home, First Steps - an evening designed to help first-time buyers understand the journey from start to finish.

I'll be joined by:

🔹 @steveodymortgages
🔹 Elizabeth Philp @setfordslaw

Together we'll cover:

✅ Getting mortgage-ready
✅ Understanding how much you could borrow
✅ What to look for at viewings
✅ Making an offer with confidence
✅ What happens after your offer is accepted
✅ The legal process through to completion

There will be short presentations from each of us, followed by a Q&A where you can ask any questions you have. Plus refreshments and the chance to chat afterwards.

This event is ideal for first-time buyers, renters considering their options, those saving for a deposit, and parents helping family members onto the property ladder.

You don't need to be ready to buy now - just curious about the process.

I'd love to see you there! Feel free to tag a friend who might find it useful. 🏠✨

I expected to be emotional when we finally handed over the keys to our first home, but it was such a whirlwind trying to get everything packed and cleaned that I truly don't think it's hit me even now.

As first home sellers navigating the UK housing market & an international move, here's what we wish we'd been told:

🏡 After accepting an offer, you'll hold your breath hoping the deal doesn't fall through before contracts exchange which can take months 🙈

⚖️ A good solicitor makes all the difference. Someone who is proactive, responsive and genuinely has your interests at heart (shoutout @setfordslaw, we got lucky)

🔑 Move out/completion day is chaotic and I truly thought we were prepared for it

📦 International moving companies are hard work. The quotes look great and they talk the talk, but in reality it takes longer than you think and they'll try to charge you at every turn

🤳 Facebook Marketplace is equal parts great and frustrating trying to sell everything before we go

Drop any questions you have about selling a house or moving countries, I'm turning the ones I get into future videos on the process 👇
