🏗️ A day of learning, building connections, and seeing real estate development up close!🚌

Big thanks to @russell.coltess @buildshare.co for organizing an incredible infill development bus tour, and a special shoutout to our official sponsor, @jpetroczy @eandsmgmt.ca for supporting this great initiative! 👏

We visited four different construction projects, met with the developers behind them, and got a firsthand look at construction crews working through different phases of development.

From seeing the projects on the ground to sharing lunch and networking with like-minded people, the day was packed with valuable insights and great conversations.

As a real estate investor, I believe that continuous learning, building relationships, and understanding what happens behind the scenes are all part of the journey.

Always looking to learn, grow, and see opportunities from a different perspective. 📈🏡

This Friday, October 16, we’re taking you inside Ottawa infill projects to meet the developers making them happen.

Walk the sites. Ask about the numbers. Hear about the setbacks, the expensive lessons, and what they’d change on their next build.

Bring your own project questions. You’ll have the developers right there.

Only 2 tickets left. Don’t miss the bus.

On Site #4 – Infill Development | Jan 18

Spent the afternoon on site with Van and Maria Sheppard reviewing progress on a high-performance infill build.

A few highlights:

1) Airtightness – 0.51 ACH

Blower test came in at 0.51 ACH.

For context:
• Net zero: 1.0–1.5 ACH
• Passive House: 0.6 ACH

This build surpassed Passive House airtightness.

What stood out:
Design intent + execution.

Exterior continuous air barrier. Clean sequencing. Real craftsmanship.

2) Sound & Impact

RSIC-1 resilient channel installed.
Shock absorption at ~40 dB.

For reference:
• 54–55 dB = you hear your neighbours
• 60 dB = comfortable separation

This is layered with rubber separation + insulation detailing.

Over the past months, even with drywall only partially up, it became increasingly difficult to pinpoint people between floors.

That’s a strong signal the system is working.

In multi-unit infill, sound control isn’t luxury, it’s tenant retention.

3) Mechanical Strategy

Separate systems.
Heat pumps.
No large duct runs.

Benefits:
• No lost ceiling height
• Better sound control
• Reduced odor transfer
• Cleaner aesthetics

Load calculations revealed something interesting:

The smallest available unit is still ~3x larger than required.

High-performance envelopes change system sizing assumptions completely.

4) Air Quality

ERV integrated.

Airtight without ventilation is a problem.
Airtight with balanced ventilation is performance.

High-performance building requires:
long-term vision, disciplined execution, skilled trades, and integrity.

Curious:

Are you seeing blower numbers like this in infill projects?

On-site visit #3 for the infill development course and once again, the biggest lesson wasn’t just technical.

What stood out most was watching Maria and Van work together.

Maria holds the vision of how spaces will feel once lived in, flow, durability, care for tenants.
Van holds the engineering, structure, logistics, and financial reality of how things get built.

On site, Maria noticed a window well slightly off… then electrical outlets misaligned due to wiring.
No tension. No ego. Just clarity, mutual respect, and shared standards.

That kind of partnership, where each person deeply knows their role and trusts the other is powerful.

They spoke openly about:
• inspections and why they pass or fail
• sound transfer and outlet spacing
• why tilt-and-turn windows last longer
• Wi-Fi design down to unit-level accountability
• why interior design and staging aren’t optional
• and why the buck ultimately stops with the developer

One line stayed with me:
“We would never build a space we wouldn’t live in ourselves.”

And Maria’s philosophy:
“It’s not just a tenant. We want them to feel cared for.”

Thoughtful development shows up in the details and in the values behind them.

Grateful for the transparency and depth of learning on site.

On-site construction visit #2 - and loving every layer of this learning.

Today was our second on-site visit for the @sheppard_development infill course with Maria and Van Sheppard.
We’re already through sessions 5 & 6 this week:
• Financial planning & securing capital
• Sustainable design & architecture

Being back on site brought everything together.

A few highlights from today:
• Understanding point load structures vs. load-bearing walls
• How loads transfer through posts, roof structure, and exterior walls
• Seeing the building envelope come together: siding, sprayed insulation, and the importance of airtightness in net-zero builds
• Learning why frozen ground means jackhammering window wells this time of year 😅 (more on that in future module on construction management)
• Spotting conduit planning for future systems before drywall goes up

I also had a great conversation with Maria around tenant management, communication structure, and SOPs. She had practical, grounded insights that come from actually operating at scale.

What impressed all of us was how well this 12-unit building blends into a neighborhood dominated by single-family homes. Thoughtful design really matters.

Every visit adds another layer not just construction knowledge, but planning, sequencing, and project management realities.

I’m loving the learning, and I’m also very aware of which parts will stretch me most which is exactly why I’m here.
