If you're buying a detached home in Central Toronto right now, lowballing isn't rude. It's reading the room.

Detached homes across the core are sitting 33 to 70 days on market. Luxury inventory is pushing 12 months of supply. Closings are landing at 91 to 94% of asking.

The Receipts: Central Toronto Summer 2026.
(Every pocket stalled except two.)

Leaside: 16 to 20 days on market, 99 to 101% of asking, 1.3 months of supply
Mount Pleasant: 15 to 19 days on market, 98 to 100% of asking
Bridle Path: 12.3 months of supply, trading at 92 to 94% of list
Annex: sales down 78%, days on market tripled to 70
Rosedale: crawling at 6 to 8 sales a month, closing at 94% of ask
Forest Hill: days on market doubled to 33
Core West: sales cut in half, 9.3 months of supply

If it's been sitting since July, the seller is ready to talk. You just have to start the conversation.

Drop a comment and we'll show you where the actual deals are right now.

@michaelfiorucci and I have reviewed a lot of sandwich spots across Toronto over the last few years.

These 4 in or near Leaside are my repeat offenders. Full reviews are linked in the reel. Just tap to watch.

(What do you think? Should we bring back the series? Where should we try first?)

This is a blank canvas in one of Toronto's best commercial pockets.

The layout is simple: front reception, open middle, rear room with a slider and plumbing rough-ins. You can run it as-is or build it for what you actually do.

It's a commercial condo. Not a lease. You own the walls.

I've been spending the summer really getting to know the ins and outs of the new Sony A7V.

This is my second go at these cabin shots after some feedback.

Still learning, taking some courses, testing LUTs and figuring out how to tell a story properly through the lens.

Going to be sharing more of these studies as I go. If you have any notes, tips or words of encouragement, always welcomed.

I could have said “read the caption” instead of making you watch me sit there.

Five thoughts as we head into fall.

1. August was a heater.
Proud of the boys. Some big wins on and off-market. We’re heading into September with a lot of momentum.

2. Wins come with losses.
Had a monster deal fall apart in the final hour last month. Brutal one to take. We’re working to get it back on track - but a good reminder that nothing’s done until it’s done.

3. Four new ones coming this week.
Leaside, Rosedale, Blake - Jones, Casa Loma. If you’ve been waiting for fall market - it’s here. The push is on to finish 2026 strong.

4. One year of The Central is almost here.
Been doing a lot of reflecting on what we’ve built, what we’ve learned, and what’s next. More to come on that.

5. Summer was exactly what it needed to be.
Lots of family time. Kawartha mornings, late nights. Ready to get back to routine and get after it.

Lots to be grateful for. Lots left to build.

Leaside tip no one puts on the listing: that giant oak is beautiful until you want to dig.

Big day ahead. But first… bike hills.
I’ve found that the best way to prepare for a busy day isn’t always more coffee—it’s doing something hard before the day even starts. A few climbs, a clear mind, some fresh air and this morning- helping a stranger- and then it’s time to get to work.#leaside #leasidefitness #leasidelife
