If you're buying a detached home in Central Toronto right now, lowballing isn't rude. It's reading the room.

Detached homes across the core are sitting 33 to 70 days on market. Luxury inventory is pushing 12 months of supply. Closings are landing at 91 to 94% of asking. 

The Receipts: Central Toronto Summer 2026. 
(Every pocket stalled except two.)

Leaside: 16 to 20 days on market, 99 to 101% of asking, 1.3 months of supply
Mount Pleasant: 15 to 19 days on market, 98 to 100% of asking
Bridle Path: 12.3 months of supply, trading at 92 to 94% of list
Annex: sales down 78%, days on market tripled to 70
Rosedale: crawling at 6 to 8 sales a month, closing at 94% of ask
Forest Hill: days on market doubled to 33
Core West: sales cut in half, 9.3 months of supply

Walked the property. Custom build. Exceptional architecture. High-level finishes. 

On paper, the kind of home that could set a neighbourhood record.

The block told a different story.

No standard lot in that pocket has traded above $6M. Pricing at $9M is not simply testing the market. It requires the market to establish an entirely new benchmark.

That distinction matters.

The first few weeks of a listing are when attention, urgency and negotiating leverage are strongest. Miss that window and the conversation changes. 

Buyers begin questioning the price. Time on market becomes part of the story. 

Eventually, the correction can cost more than the original pricing strategy was meant to gain.

There will always be someone willing to take the listing at the number the seller wants.

That is not the same as having a strategy to sell it.

We are selective about the homes we represent and equally disciplined about how we position them.
