There are simply not enough bidets on the Emerald Coast. There, we said it.

Fortunately, 2987 Bay Villas Court understood the assignment. And while the bidet didn’t make the photo gallery, we promise it’s there.

Tucked behind the gates of Burnt Pine, this Mediterranean-inspired residence brings a little extra luxury to life in Sandestin. Think spacious interiors, thoughtful updates, a screened pool and spa, an outdoor kitchen, and beautiful golf course and lake views.

And the location? Right in the heart of Sandestin, with championship golf, beaches, dining, shopping, and Baytowne Wharf all part of the lifestyle.

Florida might be about to change how much you pay in property taxes.

This November, voters decide on a ballot measure that could raise the homestead exemption from $50,000 to $250,000 by 2028. For full time homeowners, that could mean a much smaller tax bill.

Here’s the part most people miss. It only applies to the home you actually live in, not a vacation home, not a rental. And there’s a real deadline buried in the details, move to Florida by December 31, 2026, and you avoid a five year wait on the full benefit.

Nothing is official yet. It needs 60% voter approval this November.

If Florida is anywhere in your plan, even six months and a day, this is worth understanding now instead of after the fact.

Some sales start with months of planning.

This one started with a simple conversation.

While hosting an open house nearby, Nevan struck up a conversation with a homeowner working in the yard. That chance meeting led to a kitchen table conversation, the opportunity to represent the sale of their home, and ultimately the perfect match between seller and buyer.

The buyer had spent years vacationing along 30A and had been living in Malta for nearly a decade. When she walked into 300 Cassine Garden Circle, it immediately reminded her of the neighborhoods she loved growing up in New Orleans. She knew she had found home.

The best part? Nevan had the privilege of representing both the sellers and the buyer, making this one of those rare transactions where everyone walked away excited for their next chapter.

Every home has a story.

This one started with a conversation. 👏

Congratulations to everyone involved, and thank you for trusting The Kendall Hood Collection to be part of the journey.
