For sale in Montecito: a two bedroom cottage in the Hedgerow District, about 1,761 square feet, private behind the hedges the neighbourhood takes its name from.

Two bedrooms and two and a half baths, lovingly maintained, with the character of a house that has been lived in rather than turned over. The lot is planted through and green on every side. A pool and spa sit in the middle of it, and a 317 square foot pool house takes guests, a home office or a studio.

The Hedgerow District is a short walk from the Rosewood Miramar, beach access, both the Upper and Lower Villages, and the restaurants and shops that go with them.

For sale in Venice: a 1914 Craftsman one block off Abbot Kinney, with a detached guest house behind a wrap-around garden. The city's own survey lists this house by address as a contributor to the Milwood Venice Walk Streets Historic District, built when Venice was still an independent city, Abbot Kinney still ran it, and Pacific Electric red cars still ran down Electric Avenue itself.

Inside, the original built-ins have been maintained rather than stripped out, and a wood-burning fireplace opens the living room to the dining room. Two bedrooms and two baths in the main house, 1,951 square feet across the two structures.

Just listed in Laguna Beach: a 727 square foot Craftsman cottage of 1917, on a corner lot in North Laguna three blocks up from the water. The City carries it on its historic register as Exceptional, and on the short list of Laguna properties eligible for the National Register, which is unusual company for a one bedroom.

The walls are redwood, wall to wall, and the Douglas fir underfoot is the floor that was laid. Hammer and Spear worked around both: hand patinated copper in the kitchen and the bath, a teal handmade tile surround on the stone fireplace in the manner of the Batchelder tiles then being fired in Pasadena, shoji style shutters, tatami in the sleeping nook, pocket doors put back on their tracks. The new roof and the planting went in under the Mills Act contract that holds the assessment down. One bath, a skylit great room, Catalina on a clear day.

Coming soon above La Mesa: 10260 Fuerte Drive, a five-bedroom 1938 hacienda on the eastern shoulder of Mt. Helix, attributed to Wallace Neff, the Pasadena architect who remodeled Pickfair for Mary Pickford and Douglas Fairbanks. San Diego County barely figures in Neff's record. His archive at the Huntington holds a single commission here, a ranch house for Fairbanks at Rancho Zorro that was drawn in 1931 and never built, so a hacienda carrying his name on a La Mesa hillside is worth slowing down for.

The house sits far off the street behind a curved driveway, on nine tenths of an acre. Exposed wood-beam ceilings, original built-ins, a central fireplace, French doors to the formal gardens, and picture windows that hold the eastern mountains by day and the city lights after dark. The drive below shares its name with the Fuerte, the avocado that survived the 1913 freeze and started the California industry; the hill above is named for a snail.

For sale in Pasadena: the Old Mill, put up in 1910 at the center of Adolphus Busch's gardens and the only building left from them. Postcards of 1913 sold it as a copy of a mill at Banbury Cross, which is a nursery rhyme rather than a place, and the half timbering over stone is Bavarian anyway. It never ground a thing. Busch and his friends used it to smoke cigars while the crowds, a million and a half of them in 1915, walked the paths outside.

The wheel is still fixed to the north wall, with the stream bed and the pond below it. Inside are arched windows in diamond pane leaded glass, built-in cabinetry nobody tore out, a green tile kitchen under a copper hood, and a bed up in the rafters. Two bedrooms and two baths across four levels, on more than 16,000 square feet of the old garden, where the concrete paths and rock steps still climb the hill.

The gardens closed in 1938 and were sold off in lots. This is what stayed whole, comment OLDMILL to get the full listing, or visit the link in our bio.

Craig Ellwood built two houses for Frank and Polly Pierson. This is the first one, finished in 1954 on the sand at Malibu Road. The second went up the coast on Pacific Coast Highway in 1963 and burned in the 1978 firestorm, so this is the one that survived.

Ellwood was never a licensed architect. He was born Jon Nelson Burke in Clarendon, Texas, took the name from a liquor store near his first office, and kept licensed partners on staff to sign the drawings while he brought the commissions and the design. What he brought here is a small plan that spends everything on the ocean side. Living, dining and kitchen open into one room and run straight out to a deck a few steps above the sand. The primary faces the water with its own door onto the deck, two more bedrooms sit behind, and a separate bonus room takes whatever else the house is asked to do.

A 2006 restoration designed by Julie Hart carried the interior floor color out onto the decks, so the line between inside and outside stops registering. A few lots down the road is the Hunt House, the 1957 Ellwood that Architectural Record named a house of the year. This one is the quieter first draft, and it is available now, on a lease the owner will take by the year, for longer, or by the season.

For rent in Crestwood Hills: a 1951 post-and-beam house from the Mutual Housing Association tract, the cooperative that four studio musicians started in Kenter Canyon in 1946 and handed to Whitney R. Smith, A. Quincy Jones and the engineer Edgardo Contini to plan.

It is still largely the house those drawings describe. Painted Douglas fir plywood paneling with the built-in cabinetry that came with it, tongue-and-groove redwood plank walls, the frame left exposed overhead. The west side is plate glass and original steel-frame sliding doors, opening to a lawn, a concrete patio and an uninterrupted run of Pacific. A permitted addition went on the street side in 1958 and reads now as a fourth bedroom or an office with its own entry. The former carport is a studio with a kitchenette, included in the lease.

Worth knowing about the block. Two of its neighbors on Deerbrook, the Volk House and the Hamma House, are individually designated Los Angeles Historic-Cultural Monuments. On November 6, 1961 the Bel Air fire came over the mountains and down Kenter, and by the association's own count it took about forty-five of the tract's houses that night. The ones it missed are the neighborhood.

Available now, unfurnished, on a lease of one year or longer.

For sale in Ojai's East End: a 2023 modern Mediterranean villa set on a private knoll with its veranda aimed at the Pink Moment, the rose glow the Topatopa Bluffs hold for a few minutes after sunset because this valley runs east to west and catches the last light head-on. Ventura architect Martha Picciotti drew the house around a great room with groin-vaulted ceilings, hand-plastered walls, white cement floors, and a circular stair, and each of the four en suite bedrooms opens to its own terrace. McNell Road runs through the valley's old citrus belt, ground the Ojai Pixie tangerine growers wrote into their own history, and the 1.86 acres here now carry an olive allee, a heated pool and spa, and a licensed vineyard of 1,300 organically farmed vines with the next vintage already in barrel.

Coming soon: a 1950 cottage in the Hollywood Dell, on a little lane off Weidlake Drive, the street that climbs to the Mulholland Dam and Lake Hollywood behind it. Board and batten walls, green shutters with heart cutouts, brick steps up from the street, hardwood floors, a wood burning fireplace, and a remodeled kitchen. Two patios carry the living outdoors, one sized for a dinner party, and a short run of stairs ends at a sitting spot in the treetops. The record shows it last changed hands in 2000.
