A credit union in second position is the trickiest lender you'll run into on a sub-to — but it's still doable. You just have to stay in front of it. Credit unions service everything in-house, even after they sell the debt. If you let that second position's acceleration go unchecked, it can escalate to a filing — and THAT'S when everyone recorded on the property gets notified, including your first-position lender. Stay in front of it and it never trickles down. There's more than one way to structure around it. Curious? Bring me your deal. 👉 www.wonpartnership.com

Is this mortgage fraud? 🤔
When you buy a property Subto but have the seller put it in a trust, then you buy their beneficial rights in the trust to hide it from the mortgage company — is that fraud? 🤔 There's a right way to do it 👉 www.wonpartnership.com

Spent today inside a real estate room where deals like this get built: $1K to control a $230K property, a credit sponsor structure, and one guy who’ll inherit a homeless man with a house attached to him 😂 This is the kind of creative deal-making you don’t learn from a textbook. #RealEstateInvesting #CreativeFinance #Subto

Most people think rent to own benefits the landlord. They are missing the bigger picture.

Lease options or rent to own arrangements get talked about a lot from the investor side. The locked in purchase price. The option fee upfront. The reduced maintenance responsibility. And yes those are real benefits for the owner.

But here is what does not get said nearly enough. The option is one of the most powerful tools available to a buyer who cannot access homeownership through traditional means right now.

Here is the point. There are thousands of families who have found the neighborhood they want to be in, the house that fits their life, the school district they want for their kids. But bad credit, insufficient down payment or undocumented income is standing between them and a traditional mortgage. A lease option gives them a path in. They move into the home they want today. They lock in a purchase price. They build toward ownership on a timeline that works for their situation.

Here is the lesson. The option is not a consolation prize for buyers who could not qualify. It is a strategic tool that gives them time, stability and a defined path to ownership that a traditional rental never could. When structured correctly both parties win. The investor gets a committed tenant buyer who treats the property like their own. The buyer gets access to homeownership they could not otherwise reach.

That is not a compromise. That is a win-win by design.

Watch Episode 3 with Robert Harden on YouTube to hear how this strategy works in practice for both sides of the table.

5 minutes ⏱️

That’s how long it took the right room to solve a challenge I’d been carrying for months.
Funny how that works. 😄🔑
Invest in rooms. The deals follow.

Most of us don’t wake up trapped.

We build it all by ourselves one block at a time.

And I’ve had to check myself on this too.

One excuse at a time. One skipped commitment at a time. One “I’ll start tomorrow” at a time. One season of knowing better but not moving better.

But the same thing works in reverse.

One disciplined decision. One uncomfortable conversation. One promise kept to yourself. One day where you do what you said you were going to do.

That’s how we build freedom.

The wild part is… both the cage and the freedom are built with the same material:

Our habits.

So the real question I’m asking myself is the same one I’ll ask you:

Which one are we building right now?
