I’d hit a magic checkpoint (and was happy for a day or so) 💸

But then new month started, and it dawned on me that the cycle began all over again. Instead of enjoying what I’d achieved, all I could think about was…

Was last month just a fluke that I can’t repeat?

Do I have the capacity for this?

How do I do MORE? And the idea of that alone made me feel anxious.

And that’s when I realised, I was carrying the entire distribution of the deal inside my nervous system.

Eurgh. 😭

I was exhausted. And, if I’m honest, I felt embarrassed that this was what my operation had become.

Because when every deal relies on your investors, your audience, your conversations, your follow-ups and your output, this is always going to be the outcome.

You don’t have a business with distribution; you have a business where you are the distribution.

Sourcing a great deal should feel like a win, NOT an instant flap attack 😳 so I decided I wasn’t going to continue like this… And that very decision became an 18-month problem-solving mission, which has now become @thesourcingvault.

You find a deal.

You upload it to a corner of the internet where…

It’s marketed to thousands of investors the same day ✔️

Emails and WhatsApps go out for you ✔️

Other verified sourcers can share it with their own investor networks ✔️

And this all happens without you manually chasing every buyer, writing every message, or doing more more more!

You have exits.

You have distribution.

Not perfection (we are still in sales, guys) but predictability.

You can focus on finding and securing great deals, instead of immediately wondering how on earth you’re going to match last month. And the best part?

Your nervous system thanks you. ❤️

I was in a test phase and, to be honest, I had no idea if what I was doing was actually going to work. 👀

But it did.

I didn’t spend months learning theory.
I didn’t obsess over finding deals.

Can you guess what I focused on?

I built an investor list as fast as physically possible.

I found the buyers because, without them, your sourcing business doesn’t get paid.

Now, not only do I teach the framework for building that list, but I also give our Vault members access to 1,500+ investors from day one.

And yes, training is important.
Deals are important.

But your network is what puts money in your bank account.

Sourcing is only hard when you make it hard. ✌🏼

TIME and funds being TIED UP (sometimes for years) can kill your property business.

Whether you sink or swim mostly depends on your ability to keep the cash flow engine running, which is why il nearly always put sourcing and selling deals on my priority list 🔒

I never stop building my list, accepting opportunities, or turning down the opportunity for cash flow over a big long project any day!

There are two property markets in the UK 🏡

The one everyone sees, and the one thats 95% off people can’t - because off market moves fast and quiet. Deals tied up before the rest of the market even gets a look in.

That’s why building The Sourcing Vault around off market property was never even a question for me.

Quicker commissions for our sourcing members (try 14 days rather than 90) a different calibre of investor to work with, and access to stock that most sourcers will never get the opportunity to see.

While others are dressing up a Rightmove link as a sourcing service, our members are operating in a completely different world.

If you’re a sourcer who wants more access to the off market world and the investors that operate within it, get in touch 🤝🏼
