KEYS AND STORIES: THE LOW APPRAISAL

Most buyers panic when the value comes in low. But it isn’t automatically bad news — sometimes it’s your biggest discount waiting to happen.

My client was renting a 1-bedroom with his mom, preparing for his wife to come home from the Philippines. Then the home he wanted came back valued at $24,000 under the price.

Here’s what most people don’t know — when that happens, there are 4 ways it can go. And which way comes down to one word: leverage.

No other offers. Cheaper units in the same complex. The sellers needed the deal more than we did. So we held our ground — and they came down all $24K.

Now mom has her space. His wife comes home to HER house. And he paid $24K less than he offered.

Know your leverage.

DM me “STRATEGY” and let’s talk.

FROM SHARING 1 BEDROOM …

Our client closed on his first property yesterday and we couldn’t be happier for him and his mom.

Not only was she so proud of her son’s accomplishment, but she was so excited to find a place for both of them to have rooms.

They were sharing a 1 bedroom apartment rental and now get to move into a beautiful newly renovated 2 bedroom townhome.

This story has so many layers:
-a man becoming a home owner
-a son providing a space for his family
-a mom proud of her son

Real estate is more than just homes and sales, it’s about helping families accomplish their biggest dreams!

Congrats to the Vanta Ohana! Mahalo for letting us be a part of the journey

Mahalo to @thestevemarks for connecting us and taking care of the loan!

Today our family said a heartbreaking goodbye to our beloved Pono.

Those of us who knew Pono knew a dog that was always full of life and energy. A dog who welcomed every guest to our home with unreserved excitement and probably a lick or two to the face. Whatever he could get away with.

Pono has been with us since we moved to Kapolei in 2017 and has seen our kids grow up and our family grow when we welcomed Austin into our family two years later. When Austin was a baby Pono would instinctively sleep right outside his bedroom door every night, dutifully protecting the newest member of his family. That’s exactly the kind of dog he was.

He was a wonderful companion, a joyful presence around the house, and a never ending source of friendship, love, and warmth.

In recent days his health began declining and we learned earlier this week he in fact had prostate cancer and that his health would quickly deteriorate, likely with just days to live. We’re very grateful to Arms of Aloha who helped facilitate a comfortable and peaceful final day for Pono at home with us.

We were all together as a family this afternoon as Pono spent his final moments embraced and loved by the family he so deeply loved all these years. There were many tears, laughs, heartfelt final words, and face licks. We are heartbroken to say goodbye, but we are also so grateful for the many years we had together.

Rest easy Pono. Till we see you again. ❤️

On Saturday we celebrated the first Greenline Hawai’i house purchased…the movement continues! They created a Native Hawaiian name. Check out the 30 second video. It has been such a great honor to partner with the Kanui’s and Steve and Larissa these past two years. The four of them are the new board!
