WELCOME TO MORTGAGE KARAOKE 🎤

Real client scenarios inspired by real conversations. But now they’re SONGS, because I thought it would be fun. And I kind of love karaoke.

This one started with a client who wanted to live closer to work, but thought he would need to sell his current home first. With three cats, two large dogs, and nowhere easy to rent in between, moving twice was not an appealing option.

So we looked at another possibility:
Keep the current house.
Rent it out.
Buy the next home closer to work.

A quick explanation of departing-residence rental income:

When someone moves out of their current home and converts it into a rental, the expected rent can sometimes help offset that home’s existing mortgage payment when qualifying for the next purchase.

In this particular scenario, the expected rent was $2,500. Using 75% gave us $1,875—just above the existing $1,850 payment.

Keep the house. Lose the commute.

And everybody, including the cats and dogs, only has to move once.

If you have a mortgage question, send it over. If you ask really nice I might even sing it for you.

(Note: Every scenario is different. Loan guidelines and documentation requirements vary. Speak with a loan officer about your specific situation.)

Another 5-star review on Google! ⭐⭐⭐⭐⭐

Buying a home can feel overwhelming—especially when the journey has been years in the making. I love helping my clients understand each step, see a clear path forward, and feel supported all the way to closing.

Monica, thank you for trusting us to be in your corner. It was an honor to help you reach the finish line and become a homeowner!

Here’s the full review:

“The home buying process can be daunting, and it requires a lot of knowledge, diligence, and effort. While it can be scary to navigate all of the many loopholes and requirements and timelines (oh my!), it is always helpful to have people like Steve and his team in your corner. Throughout my homebuying process, which took years in planning, I was wondering if I would ever get to the end and become a homeowner. Steve was there every step of the way, with explanations, next steps, and support. I don't think I would have ever gotten through without such an amazing team. Thanks so much Steve and Ohana Mortgage!”

A client came to me recently who owned land that had been passed down to him here on Oʻahu but wanted to build a home on it, and wondering how that would work.

It's called a One-Time-Close construction loan, and it's a great program.

DM if you're in a similar situation and want to talk more about possibilities. taken in Kapolei, Hawaii by @thestevemarks

I’ve got a little team of AI agents running in the background doing all kinds of things in my business. And I get asked all the time, “How do I even start doing some of that?”

My advice: give AI one really low-bar thing to do. Have it do that for you, then build from there. taken in Kapolei, Hawaii by @thestevemarks

Had a blast hosting a Blood on the Clocktower game night last weekend.

Mystery, secret identities, intrigue, executions, drinks, and murder, what’s not to love? Lots of new folks there made the night extra fun.

Our next one will be on August 30, DM me if you’d want to join! taken in Kapolei, Hawaii by @thestevemarks

Today our family said a heartbreaking goodbye to our beloved Pono.

Those of us who knew Pono knew a dog that was always full of life and energy. A dog who welcomed every guest to our home with unreserved excitement and probably a lick or two to the face. Whatever he could get away with.

Pono has been with us since we moved to Kapolei in 2017 and has seen our kids grow up and our family grow when we welcomed Austin into our family two years later. When Austin was a baby Pono would instinctively sleep right outside his bedroom door every night, dutifully protecting the newest member of his family. That’s exactly the kind of dog he was.

He was a wonderful companion, a joyful presence around the house, and a never ending source of friendship, love, and warmth.

In recent days his health began declining and we learned earlier this week he in fact had prostate cancer and that his health would quickly deteriorate, likely with just days to live. We’re very grateful to Arms of Aloha who helped facilitate a comfortable and peaceful final day for Pono at home with us.

We were all together as a family this afternoon as Pono spent his final moments embraced and loved by the family he so deeply loved all these years. There were many tears, laughs, heartfelt final words, and face licks. We are heartbroken to say goodbye, but we are also so grateful for the many years we had together.

Rest easy Pono. Till we see you again. ❤️ taken in Kapolei, Hawaii by @thestevemarks
