POSTS STORIES REELS TAGGED

What you see online when shopping for a home may not tell the whole story. 👀

Bright MLS is introducing new options that give sellers more control over how certain listing details—like price history and days on market—appear on third-party real estate websites like Zillow and Redfin.

Why does this matter?

For buyers: Public listing sites may not show every detail. A knowledgeable buyer’s agent can access available information through Bright MLS to help you understand the bigger picture before making an offer.

For sellers: How your home is presented online matters. Understanding your marketing options and the latest MLS rules can help you make informed decisions about how to position your property for a successful sale.

The takeaway? Real estate is about more than what you see online. Having an agent who understands the details can make a difference in how you navigate your next move.

Thinking about buying or selling in Northern Virginia? Let’s make sure you have the right strategy in place. Message us "HOME" to start the conversation!

Selling your home in Virginia, Maryland or DC starts long before the first showing.

Before buyers ever walk through the door, they’ve already seen the photos, compared the price, formed an opinion, and decided if your home is worth their time.

That’s why the strategy we make matters.

A strong launch gives your home the best chance to show up well, attract the right buyers, and build momentum before the sign is even in the yard.

If you’re thinking about selling your home in the Washington, DC area, send us a message at @theshivelyteam. We’d love to help you build the plan before we list.

Selling a home is a lot more than taking good photos and putting it on the MLS. 🏡

Good marketing pulls a lot of things together at once.

It’s knowing what buyers in the area care about, understanding which features deserve the spotlight, having a network of agents and local connections to get the word out, and using social media to show the home in a way that feels bigger than a listing page.

That’s where the strategy comes in.

Because a buyer might first notice the home because of the kitchen, the backyard, the location, or one small detail that finally makes them stop scrolling.

Our job is to know what those details are, how to highlight them, and how to keep building interest around the home once it hits the market.

That’s what marketing a home should feel like to me. Thoughtful, intentional, and built around getting the right eyes on it.

If you’re thinking about selling in Virginia, Washington, DC or Maryland, comment or message us "SELL" and we will send you our seller guide and walk you through how we would approach marketing your home.

Selling a luxury home is about more than putting a beautiful property on the market and waiting for the right buyer to come along.

Luxury buyers are paying close attention to the details — how the home is positioned, how it’s presented, what makes it different, and whether the experience matches the price.

That’s why luxury marketing requires more than professional photography and a listing on the MLS. It takes thoughtful preparation, strategic pricing, compelling storytelling, targeted exposure, and a clear understanding of who the buyer is and what will make them act.

Because when a luxury home isn’t getting the response you expected, the answer isn’t always to simply wait. It may be the price, presentation, positioning, or the way the property’s value is being communicated.

The goal is to make every part of the selling experience feel as considered as the home itself.

Looking for a real estate agent who actually knows McLean, VA?

There’s a big difference between knowing what a listing says about an area and knowing how that area actually lives.

Spending years in McLean gives you context you can’t pull from a search.

You notice how neighborhoods change, which pockets people tend to overlook, what matters more in a local home than buyers might expect, and the details that can completely change how someone feels about a property once they’re actually there.

That perspective shapes the advice we give every day. We are not just looking at what’s available.

We are thinking about how a home fits into the bigger picture of living here and what deserves a closer look before you make a decision.

You can learn plenty about McLean online. Knowing the area firsthand fills in the parts the listing can’t tell you.

If you’re thinking about making a move in McLean, send us a message and tell us what you’re looking for.

The best real estate advice isn't always the advice that feels best in the moment.

Sometimes the most valuable conversation is about a price that isn't supported by the market. Sometimes it is explaining why a renovation may not deliver you the return you expect. Those conversations can be uncomfortable .
They are also part of protecting your equity, your timeline, and your next move.

Our job isn't to make every answer sound good. It is to study what the market is telling us, explain the tradeoffs clearly, and tell you what I geniounely believ is the strongest path forward. The final decision will always be yours.
