POSTS STORIES REELS TAGGED

I learned all these mind-blowing design tricks from ♪TikTok. Due to its popularity, TikTok has become the latest playground for interior designers and DIYers.

Here are 6 of the smartest design tricks gleaned from many hours (more than I’d like to admit) of watching makeovers on TikTok.

by: @caitlinrauxgunther @archdigest

1️⃣ Choose pieces with character
Once you’ve honed in on your personal style, select pieces you are passionate about and work them into the space

2️⃣ Be intentional about a color palette
Selecting a color palette for your bedroom should be based on the feeling you want to evoke in that space.

3️⃣ Pile on the bed textures
Mixing up the bedding textures and materials is key to creating a cozy haven.

4️⃣ Experiment with wall textures
Accents like wainscoting and moldings wholly transform the vibe of a room and can be much less labor-intensive than they seem.

5️⃣ Be strategic about storage
Regular pruning and reorganizing will also help keep your open closet system manageable and your bedroom a calm, soothing space.

6️⃣ Create a jumping-off point
Start with an area rug or a throw rug that you really like, and make your design and decor and furniture choices based on that rug, that way everything looks cohesive and tied together in the end.

This magnificent property is the oasis you have been dreaming of. Magical is an underestatement. 🤩🤩

This idyllic Spanish Colonial home situated on a fully fenced and gated lot in the Hollywood Dell.

You are welcomed through the front door to be enamored by the coved ceilings and original fireplace that frame the charming sunroom/office.

A gorgeous kitchen with high exposed wood ceilings, walks out directly to the side patio with a tall, beautiful pergola covered in lush greenery.

An undeniably magical little compound hidden away in the Hills with the proximity and convenience of all that Hollywood and the Eastside have to offer.

From Frank Sinatra’s mid-century bungalow in Chatsworth to Bette Davis’ cliffside spot in Laguna Beach, the former celebrity homes on the market won’t be there for long. 🤩

✅ Beverly Hills

With both canyon and ocean views, the seven-bedroom estate where composer Maurice Jarre lived for many years is back on the market for nearly $50 million.

English-style manor boasts quite a few of its original architectural details, including the Georgian-inspired plaster fretwork ceiling and the antique limestone fireplace.

✅ Laguna Beach

A Normandy-style estate built into one of Laguna Beach’s famous cliffs, this 1929 estate was once home to Hollywood legend and All About Eve starlette Bette Davis.

✅ Chatsworth
Seemingly every generation has a select group of stars that are considered Hollywood royalty, and throughout the 1950s and early ’60s, that stylish set was the Rat Pack.

Dean Martin, Sammy Davis Jr., Peter Lawford, Joey Bishop, and, of course, Frank Sinatra essentially ruled Hollywood, and their impressive homes scattered throughout the Golden State were proof.

✅ Los Angeles

Built in 1962 on lower Bel Air’s Stradella Road, the William R. Stephenson–designed four-bedroom home is a midcentury masterpiece complete with all of the characteristics of the still-popular design movement.

✅ Palm Springs

If there could only be one home of midcentury architecture, then it would be Palm Springs, where some of the biggest names in architecture defined the design movement.

It is about acquiring something special and rare. ⭐️⭐️⭐️

Have you seen this Mondrian Inspired Kitchen renovation? The result includes bold lines and a midcentury twist and I’m obsessed. 😍

Interior Designer Kim Armstrong helped this couple in Texas make some big changes to their suburban ranch-style home.

“They wanted something that felt Scandinavian with clean lines and a simple palette,” Kim says.

Piet Mondrian, one of the pioneers of 20th-century abstract art, served as inspiration for how to lay out the pattern and mix of materials on the cabinetry.

To transform the kitchen, windows were added in the kitchen to bring more natural light in and the bent plywood counter stools provided another midcentury detail.

To hide their appliances and give plenty of storage space, we added a cabinet at the end of the kitchen that gave the homeowners ample room for all kitchen appliances and also gave them the coffee serving station the husband really desired.

Looking to install new countertops?
Check out our list of pros and cons for each type of kitchen countertop.

Porcelain
➕Is stain and heat resistant. Porcelain resists scratching with the best of them. Like granite and quartz, very difficult to scratch.
➖Unlike stone and other countertop materials, porcelain does not come with its designs built in. Patterns are basically printed onto the top.

Wood
Wood/Butcher Block is a classic. It is affordable and versatile.

➕It’s relatively inexpensive and available in a range of finishes and styles.

➖Wood can be delicate and easily damaged by knives or heat. They need to be sanded and oiled regularly.

Granite
Granite is popular for its durability and low maintenance.

➕It can look high-end. It’s heat resistant and durable.
➖ They’re very heavy and may require the installation of additional support. -They’re expensive.

Marble
Marble is a luxe, popular option

➕ It’s available in many different colors. Bakers like it, because it provides an ideal surface for rolling out dough.
➖ It scratches, dents and stain very easily because it is so soft. Like granite, it’s very heavy and requires sturdy cabinets to support it.

When you’re remodeling your kitchen, it’s important to get the functionality you need at a cost you can afford. That’s why you need to know what kitchen countertop materials are best for your needs.

Edited to add: Apparently, this is Kat Von D’s place!

Take a look at this majestic mansion 👑

No expense was spared in the meticulous restoration of this historic property. This 3-story Victorian was moved to its current location in Windsor Square by his son J. Benton Van Nuys in 1915.

There is also a 2 bedroom 1 bathroom carriage house atop a large garage with exterior turntable. 7 fireplaces.

The traditional floor plan offers a grand salon that seamlessly flows to the library/den and formal living room/sitting room.

The dining room is lined with linen-fold paneling & leaded, stained glass windows and is connected to the chef-quality kitchen that has been fully renovated in keeping with the home's original style.

This is a rare opportunity to own one of the more magical estates in the area.

Listed by Jamie Sher at $15,000,000. 🤩

In life, there are certain things you can control and certain things you have no power over. The same goes for real estate!

Maybe your home has been on the market longer than you expected, or you’ve put 5 offers in and still haven’t had one accepted. You might start to feel discouraged and might wonder if there’s anything else you can do.

The truth? You simply can’t control some aspects of the real estate industry. Wether it be interest rates, inventory levels, or market conditions, some things you just can’t change. You aren’t able to control how many offers you get on your home (or how good the offers are), which homes are on the market, or if your offer will get accepted.

What can you control?

As a buyer, you can control:
- Your credit score
- How strong of an offer you submit
- Your flexibility with your wants and needs list
- How many homes you tour
- Your debt
- Your down payment amount

As a seller, you can control:
- The listing price
- Your flexibility with showings
- Your home preparation
- Advertisment
- Your home condition

The #1 thing you CAN control in real estate? Who you work with.

The choice of your real estate agent impacts your real estate experience in either a positive or negative way. You need someone you can count on, an agent you can trust and who has your best interest at ALL times.

New California Emotional Support Animal Laws for 2022!
If you have an emotional support animal (ESA), your rights are protected by federal laws that apply to every state.
But did you know, there are additional state laws in California that further protect your rights as an ESA owner?

On September 16, 2021, California Governor Gavin Newsom signed a new law that will go into effect on January 1, 2022.

The bill was drafted in response to “an increase in the fraudulent selling and subsequent misrepresentation of emotional support dogs as service dogs” and to curb businesses that “sell various misleading ESA-related certificates and merchandise that inaccurately imply that ESAs have the same legal rights” as service dogs.

All Real Estate Investors: CHECK THIS OUT❗️

Get more money in your investment by adding washer-dryer in your properties.

I know it's an expense, but the returns is more than worth it. That is what renters are looking for right now.

I showed 3 properties in the same building, all very similar, the difference is only two had washer-dryer...the renters prefer the properties with washer-dryer even if it was out of their budget.

So, go put that washer-drawer now!
